WHY? This once nothing-special town has reinvented itself as an upscale oceanfront resort.

MUST DO What makes this Jersey Shore town different from so many others is Pier Village, a massive complex of hotels, stores, restaurants and rental apartments along the ocean. Since its opening in 2005, Pier Village has become the unofficial town center, with an attractive boardwalk that more resembles South Beach than the Shore. Get gussied up at Pier Village’s sleek AquaMedica Salon and Spa, voted best day spa in the state. Start off the evening with a glass of Chardonnay at the upscale wine bar the Wine Loft (32 Laird St.; [732] 222-7770), then enjoy a fancy Manhattan-style dinner (at Manhattan prices) at Sirena Ristorante, a nouveau Italian seafood spot overlooking the ocean (27 Ocean Ave.; [732] 2221119). For an apres dinner drink and dancing, the groovy Avenue Nuit, designed by renowned London architect David Collins, is the place to see and be seen–at least on the Jersey Shore (23 Ocean Ave.; [732] 759-6700). Escape the “Village” and dial things down a notch in old-school Long Branch –Tuzzio’s has been around since the mid-’60s; three courses run as little as $9.95 and there’s live music on Fridays and Saturdays (224 Westwood Ave.; [732] 222-9614).

STAY HERE The just-opened Bungalow at Pier Village is billed as the Jersey Shore’s “first authentic boutique luxury-lifestyle hotel.” We don’t know what most of those words mean, and why they’re being used together in a sentence, but the hotel is mod and fab, with a champagne bar. Guests have access to the members-only Le Club, a beach club complete with cabanas, a roof deck bar, lounge and pool (from $339, two-night minimum; [800] 889-4361). On the boardwalk and just north of Pier Village, the 254-room Ocean Place Resort & Spa has a private beach and indoor and outdoor pools (from $169; [800] 411-6493).

HAPPENINGS Opening day of the Monmouth Park Racetrack is May 9, but the Haskell Invitational is the racing and drinking event of the summer (August 2). Oceanfest, the city’s annual Independence Day celebration, takes over the promenade with food, entertainment, arts and crafts and a fireworks display (July 4). September 5 is the Long Branch Jazz & Blues Festival, an all-day event with music and fireworks. Pier Village hosts concerts and outdoor movies throughout the summer.

HOT TIP Just three miles from the beach, Monmouth University‘s 156-acre campus has great classic and modern buildings. Check out Woodrow Wilson Hall, a National Historic Landmark, where Wilson ran his campaign in 1916. It was used as Daddy Warbucks’s mansion in the film version of “Annie.”

The Study at Yale: Big Hotel on Campus

The Presidential Suite has never been so aptly named. With three living ex-presi-dents as alumni, it is likely that the Study at Yule, a newly built on-campus hotel just might fill that suite as it was intended.

Paul McGowan, a former executive at Starwood Hotels and Resorts who launched his own company Hospitality 3 in 2003, saw the opportunity to tap into an active market of visiting parents and famous visitors of all walks of life. He chose Yale as the flagship effort for his university hotel concept.

The hotel is located in the center of Yale’s New Haven campus, on a spot where an inn previously stood. According to the designer of The Study at Yale, Jill Greaves of Toronto-bused KPMB Architects, “that space on campus has been an inn for hundreds of years.” “It had the karma of a hotel and meeting place,” she said.

Yet, the hotel did not share the same Ivy League reputation as the university, and did not appeal to a well-traveled guest. “It looked a bit like a motel, said Greaves.

The building was gutted and two floors were added, which allowed for the architectural team in create 124 guestrooms.

Upon arrival at the hotel, the guest walks through the glass facade, and is greeted by two public spaces meant for relaxing; a living room and a restaurant/bar, Heirloom. Unexpectedly, Heirloom’s bar is popular with the university’s graduate students.

In Greaves’ design, comfort and the guest’s ease of use was critical. All furniture in the hotel was custom-designed and fit to property, ‘The symmetry between dining room. and lounge was important,’” she said.

In the hotel’s renovation, large, uncovered windows were used to let in ample amounts of natural light. All guestrooms have a full-width window as well.

“We made desks to fit along the full window wall,” said Greaves. ” The rooms also have a bookcase, and other elements of upscale dorm rooms. We tried to utilize design ideas that were bits and pieces of the campus environments. We provided good reading material in every room, along with a leather reading chair and an ottoman.”

The Presidential Suite shares the clean lines and artistic touches that the typical guestrooms offer. The bathroom is larger, fit for a Presidential entourage, and includes a kitchenette.

Seven “studies” were built for the hotel. They are designed to offer den-like accommodations for artists or professionals who need more space. There is a  dedicated  “Artists Studio” suite that is equipped with an easel and art supplies.

“It’s a unique idea in the campus environment,” said Greaves. “It gives the university a place where people can meet and feel comfortable.”

McGowan, the hotels owner, plans to take The Study at Yale, and use it as a model for other university hotels.

Greaves agrees that there is opportunity to place location-specific hotels on campuses nationwide.

“A lot of campuses have historic elements and places that are under-utilized and these campuses attract visitors for academic and business purposes,” she said.

‘The guaranteed audience is an inherent draw for hoteliers. It doesn’t hurt that the: clientele at Yale, or at another major university hotel, might be some the most famous and best connected guests around. Talk about word of mouth.

The waterfront in New York City and nearby is seeing the reinvention of wasteland and derelict buildings

This project by Fisher Development Associates involves the last piece of land to be developed on the Jersey City shoreline with direct views of lower Manhattan. The real estate company’s two previous ventures on the Hudson River, Liberty Terrace and Liberty Tower, turned over 767 units quickly.

Just 25 feet from the water, Crystal Point is the most elegant. But that shouldn’t scare buyers. Units are competitively priced, starting in the mid-$400,000s. Amenities include a pool with water views, spa, residents’ lounge, free on-site parking and game room with private theater. All homes have marble baths.

“You’re not on the water here. It feels like you’re in the water,” says Adrienne Albert, CEO of The Marketing Directors, the sales group charged with selling the 269 units in the 42-story tower. “We’re already 20% sold in this market. Long Branch typified New Jersey’s fast disappearing seaside charm. It was renaissance or bust.

Before New York’s Hamptons attracted wealthy homeowners and chic celebs, Long Branch, N.J., ranked as one of the country’s premier summer resorts with five miles of Jersey shoreline. Seven U.S. presidents vacationed there and attended services at an 1879 Episcopal church, which became known in their honor as the Church of the Presidents. Winslow Homer depicted its beach in his art.

The beach is still soft, white, and sandy, and meandering Victorian “cottages” with wide front porches still line leafy streets. But through the years, Long Branch lost luster as plane travel took vacationers farther from home. Investment in the city languished, and the gritty urban life—high crime, building vacancies, dwindling population, and tacky shops, particularly along the pier—stole away the charm of yesteryear. A fire in 1987 spelled the beginning of the end.

Civic leaders were determined to reverse the tide and asked Mayor Adam Schneider to help. “Everyone was skeptical because Long Branch had been through prior redevelopments. We took a different tact and developed a master plan before we hired a developer,” says Schneider, who took office in 1990. With input from architects and urban planners at Thompson Design Group in Boston, the private and public sectors envisioned a destination that maximized the oceanfront year-round.

A 28-acre stretch by the water would become a lively mixed-use complex with homes above shops and restaurants, hotels, green space, and ferry service to lower Manhattan. The centerpiece would be a new boardwalk and pier—hence the development’s name, Pier Village, minus the amusement park, which leaders felt wouldn’t fit the image desired.

To construct Pier Village, the leaders hired Applied Development Co. in Hoboken, N.J., which purchased 35 parcels of land between 1999 and 2001, and tweaked the plan. The firm decided that low-rise buildings would have mostly Victorian facades to evoke the past, but a few would be contemporary for a more evolved aesthetic, says president David Barry. His firm also suggested rental units rather than condos. “We felt condo owners would use them as second homes in warm weather, but renters would stay all year,” he says.

Other team members made additional key decisions. Architect Glenn Haydu of Minno &Wasko Architects & Planners in Lambertville, N.J., designed an oceanfront restaurant, Avenue, and a beach club with a rustic sustainable facade but big glass panes on the ocean side for views. Thompson principal Pratap Talwar and landscape architect Tom Bauer of Melillo + Bauer Associates in Manasquan, N.J., redesigned the scale of Ocean Avenue and added medians for a more residential approach into the development. They also massed buildings to capture ocean views, set aside a crescent-shaped green space for public activities, improved beach access, planted native grasses to catch pollutants, and installed dark-sky lighting with a historic look.

To date, 536 rental units have been built, with 90 percent of the 320 in Phase I and 70 percent of the 216 in Phase II leased. Monthly rents run from $1,285 to $4,100. Twenty-nine of the 32 retail units totaling 100,000 square feet are occupied, and a cutting-edge-style, 24-room boutique hotel, Bungalow, was set to open May 1. More than 500 permanent jobs have been created.

While the pier and ferry terminal have not yet been constructed, the City Council adopted in March a $1 million bond ordinance to fund planning. Phase 3, to start in spring 2010 once all plans are approved, is expected to add 200 apartments, 75 condos, 20,000 square feet of new retail, a 100-room hotel, and an oceanfront park.

Already, change is palpable. Restaurants like The Turning Point have become hubs even in winter. And the rental population isn’t comprised just of the anticipated young professionals but also boomers like management consultant Joe Raff, who grew up on the Jersey Shore and was looking for a self-contained, ocean community.

Last summer, more than 500,000 visited the beach, says Mayor Schneider. The equalized ratable base for Long Branch jumped to $6.5 billion this past January from $1.5 billion in 2001, according to the Long Branch Tax Assessor.

Pier Village is causing ripples beyond its shore. “It has spurred $20 million worth of public investment throughout the city,” Talwar says. The New Jersey District Council of the Urban Land Institute named Pier Village 2006 Project of the Year. Travel & Leisure magazine ranked it among the country’s “20 Great
American Beaches” in 2007.
