Urban Charm – The Saffron in Jersey City

Urban Charm
The Saffron

The Saffron in downtown Jersey City is quickly making headlines with significant milestones being recorded daily at the upscale coIlection of 76 luxury condominium homes located just two blocks from the Grove St. PATH Station. A strong attraction to the luxury, value and affordability being offered in the boutique building and the continued desire to reside in this dynamic urban setting has spurred significant buyer activity, resulting in nearly 40% of its condominium homes sold since sales opened earlier this year, according to its developer, Fields Development Group. The noteworthy announcements do not end there, points out James Caulfield, Jr., a principal of Fields Development Group. The Saffron has also celebrated the arrival of its first homeowners over the past several weeks—an important milestone signifying the building’s transition into an active, lived-in community.

“This is a very exciting time at The Saffron as the building begins to fulfill its promise of becoming a unique and sought-after residential address in this celebrated Hudson County city,” Mr. Caulfield says. “Our initial occupants have arrived and we expect more to join them each and every week. As a result, visitors to our on-site sales center can now obtain a comprehensive look at The Saffron with a first-hand account of both the elegance and grace of our model homes and the building’s bustling and close-knit urban environment—a combination that has had strong appeal to buyers look-i ng for Jersey City’s best housing value.”

One-, two- and three-bedroom residences housed in the two five-story Saffron buildings are initially priced from the low-$300,000s. Immediate occupancy is available. “Here, homebuyers will discover new-construction, well-conceived floorplans complemented by cutting edge finishes, desirable outdoor space and convenient enclosed parking at a price point that is far below what’s found at new developments in the area,” Mr. Caulfield says.

“What’s more, our monthly maintenance fees are close to $500 less than comparable competition, with one-bedroom homes starting at $149 a month and two-bedrooms starting at $208. And buyers will certainly appreciate our location in the heart of downtown Jersey City just steps from the PATH Station and myriad of dining, shopping and nightlife options; and minutes from the bustling waterfront.”

The Saffron is being made even more attractive to homebuyers thanks to the added value of a five-year tax abatement and its impending approval from the Federal Housing Administration (FHA) which will allow qualified purchasers to take advantage of FHA financing that requires as little as 3.5% down.

Situated at 217 Newark Avenue, The Saffron’s two five-story condominium buildings are connected by a central lobby and complemented by a central courtyard and rooftop terrace. There’s also 3,500 square feet of ground floor retail space and 50 enclosed parking spaces. The main lobby entrance is located on Newark Avenue to provide easy access to the many cultural, entertainment and business opportunities in downtown Jersey City.

One-, two-and three-bedroom homes range in size from 675 square feet to roughly 1,200 square feet of living space and offer modern and trendy interior elements such as man-made stone countertops, custom white high-gloss cabinets, bamboo hardwood flooring, custom ceramic tile baths, stainless steel appliances and designer fixtures. In addition to the courtyard and rooftop decks, building amenities include a roof lounge with seating and flat screen television and an extensive fitness center.

Designed by Mark Gould Architects, the buildings feature an elegant brick facade with glass and corregated metal accents. Inside, homes rival those found in historic brownsroncs, townhomes and upscale condominiums in Brooklyn. Most of the residences feature outdoor spaces such as private terraces.

“The Saffron is an appealing alternative to the high-rise condominium buildings that line the Hudson River,” says Marco Tartaglia, Realtor at Boutique Realty, exclusive sales and marketing agent for the Saffron. “The developer has taken elements of the classic exterior architecture and interior designs that define norable neighborhoods such as Williamsburg and Bedford-Stuyvesant and incorporated them into these buildings to create a living experience that exudes urban charm.”

DEADLINE EXTENDED TO JUNE 30th FOR SEALED-BID AUCTION OF A 22,800 SQ.-FT. WATERFONT ESTATE ON MERCER ISLAND, WA

CHICAGO, IL – The sealed bid auction of a majestic 22,800 square-foot waterfront estate situated on the north shore of Lake Washington’s Mercer Island just outside Seattle and the City of Bellevue has been extended to June 30th, according to Sheldon Good & Company, the national real estate firm which is conducting the event.

The extended deadline is a result of the seller’s objective to receive a contingent free contract, indicates Craig Post, managing director of Sheldon Good & Company, A Racebrook Portfolio Company. Previously listed at $40 million and originally offered at auction with a qualified minimum bid of $15 million, the seller has now agreed to accept a minimum bid at or above $12 million to obtain the contingent-free contract.

“The extended sealed-bid deadline is mutually beneficial to bidders and the seller,” says Mr. Post. “For the seller, it provides a few more weeks to accomplish its primary goal of obtaining a contingency free contract. For potential buyers, they’ll have more time to complete their due diligence on the property and consider their bid.”

The Mediterranean-inspired, three-story mansion lies on two manicured acres. The property includes a multitude of formal and informal living spaces, including two master suites, four additional guests rooms, sumptuous master bath salon, three kitchens, personal workout gym, two wine cellars and an indoor sixty-six foot salt water pool.

“The real estate auction is a smart business strategy to sell and acquire truly unique trophy homes. Those on both sides of the auction, purchasers and sellers alike, have come to find tangible value in this marketing and sales method,” Mr. Post adds.

“The auction is now utilized with credibility and confidence for real estate sales and acquisitions in the same way it is for fine art, gold, jewelry, wine, and other rare collectibles. The auction allows the seller to find the market value of the property with buyers naming their price.”

Interiors are defined by the finest natural materials and meticulous attention to detail, from gold leaf cove ceilings and silk wall treatments to Italian marble and hardwood floors. The grandeur of the living space is exemplified by its centerpiece, a one-of-a-kind 12-foot Chihuly Chandelier in the Grand Entry.

Outside, the R. David Adams-designed grounds are a palate of textures and colors year-round, blending masterfully with the mansion’s graceful French limestone and stucco exterior façade. Carefully-planned, the estate is cohesively unified with its landscape and perfectly situated to ensure stunning views of Lake Washington, Seattle and beyond from every window.

The sprawling, lush grounds at the Mercer Island home also feature a sizeable greenhouse, formal outdoor pool with fountains, meandering walking path leading to the lakefront, a stocked trout pond, and a deep water dock that previously accommodated a 140-foot yacht.

Mercer Island is situated just east of downtown Seattle and west of Bellevue, offering quick access via Interstate 90 to some of the State’s most popular entertainment, business and cultural epicenters. Local boutiques, shops and services can be found on the Island.

A Bidder’s Information Packet priced at $75 is a requirement for bidding, as well as a certified or cashier’s check totaling five percent of the total bid. Sealed bids are due at Sheldon Good & Company’s Chicago office by 2:00 pm Pacific Standard time on June 30th, 2010 and should be delivered to Sheldon Good & Company, Attention: Mercer Island Project Manager, 333 West Wacker Drive, Suite 400, Chicago, IL 60606.

Interested bidders can view the estate by appointment only. For further information, please contact Sheldon Good & Company at (800) 315-2199, or visit ¬ www.sheldongood.com/mercerisland.php.

HOMEBUYERS ENJOY A “TASTE OF JERSEY CITY” AT THE SAFFRON CONDOMINIUM BUILDING

JERSEY CITY, N.J. –- Summer was in the air at The Saffron in downtown Jersey City recently when developer Fields Development Group hosted an exciting night of food, drinks and music that displayed many of the traits that draw so many young couples and professionals to this historic Hudson County City.

Warm May temperatures made it a perfect evening on the rooftop deck at the boutique condominium building for a “Taste of Jersey City” event where new neighbors could meet and greet and potential homebuyers could hear first-hand accounts of all the attributes that drove Saffron homeowners to purchase at the 76-home community located just blocks from the Grove St. PATH Station.

The Saffron has celebrated the arrival of its first homeowners over the past four months – an important milestone signifying the building’s transition into an active, lived-in community – and the “Taste of Jersey City” party was the ideal way to welcome them to the building.

Martin Rivas and Craig Meyer performed live music while guests mingled sipping signature Saffron cocktails by mixologists from Skinner’s Loft, LITM and The Hamilton Inn and tasted culinary delights from Skinner’s Loft, Parkside Bistro and The Hamilton Inn. A few lucky attendees also won raffle prizes including gift certificates to all three restaurants, an iPod Nano, iTunes gift cards and gift certificates to Jessie James women’s clothing boutique.

“What better way to celebrate the start of summer than with a casual and fun event that illustrates both the upscale urban lifestyle at The Saffron, as well as in Jersey City,” notes James Caulfield, Jr., a principal of Fields Development Group. “Those who attended the ‘Taste of Jersey’ were provided a glimpse of what makes this building so special in terms of homes, amenities and services. All left impressed by what they saw in the building and the City’s dynamic downtown district.”

A strong attraction to the luxury, value and affordability being offered in The Saffron and the continued desire to reside in this setting has spurred significant buyer activity, resulting in nearly 40% of its condominium homes sold since sales opened early this year. CRYSTAL POINT SHINES ON JERSEY CITY WATERFRONT

More Than 100 Homeowners Now Residing at 42-Story Condominium Building

JERSEY CITY, NJ – Crystal Point on Jersey City’s Hudson River waterfront is rewriting today’s real estate headlines as an amazing 100-plus condominium homes have been closed since the start of 2010.

The iconic 42-story building has unquestionably become of the most notable residential addresses along Hudson County’s “Gold Coast,” separating itself with the impressive number of move-ins and a strong sales velocity that includes another 19 homes sold in the last month alone. What’s more, the heightened activity offers irrefutable proof that today’s buyers are ready, willing and able to purchase homes that offer the unrivaled value, forever New York City views, high quality and resort-like lifestyle they’re looking for.

“Closing so many homes in such a short amount of time tells a much different story than what has typically been portrayed in the press in the last year,” notes Brian Fisher, a principal of Fisher Development Associates, which is developing the collection of 269 condominium homes and five-star amenities directly on the Hudson River waterfront.

“Our buyers are eager to complete the closing process and begin living in their sophisticated new home in a building that continues to raise the bar for a well-rounded, urban living experience. Our impressive closing and sale velocity reflects the public’s confidence in the market and Jersey City, generally, and in Crystal Point specifically.”

One of those homebuyers is Rita Marandino who moved into her three-bedroom condominium with direct New York City views at Crystal Point earlier this spring.

“My first thought when I visited Crystal Point was ‘Oh my God,” says Ms. Marandino. “It was love at first sight. After that initial visit I knew I’d be putting in an offer to purchase a new home here.”

“If you wrapped all the attributes at Crystal Point into one Manhattan building, you’d end up paying three or four times the price. Here, I received a corner home with an enormous amount of natural light, spacious rooms, magnificent Manhattan views, 2.5 baths, beautiful finishes, private balcony and free valet parking at a price made even more affordable thanks to a great 30-year tax abatement. All in a condominium building the developer takes great pride in and strives to make it the best condominium residence in the area.

“And I feel I’m in New York City’s best neighborhood thanks to the nearby transportation that offers a fast and efficient trip into Manhattan and ability to quickly drive to shopping centers and more.”

Crystal Point was recently crowned with the prestigious Gold Award for “Community of the Year” during the 2010 National Association of Home Builders’ (NAHB) annual International Builders’ Show. Given by the National Sales and Marketing Council (NSMC), the celebrated achievement distinguishes the building as the best new attached home community in North America.

Crystal Point features a crystalline-style glass exterior and has been designed to maximize the building’s waterfront setting and views of the ever changing Manhattan skyline. Inside, one-, two-and three bedroom homes will range from 800 to 1,817 square-feet and offer an array of premium finishes. Residents will also benefit from free on-site parking.

“Features include kitchens with Italian Pedini wood and glass cabinetry, sparkling quartzite counters, under-cabinet task lighting, full height pantries, islands with breakfast bars and a full Jenn-Air appliance suite,” says Adrienne Albert, CEO of The Marketing Directors, Inc., the building’s marketing and exclusive sales agent..

“Floor-to-ceiling windows will drench the homes in natural light and many of the residences offer river front balconies. Each residence also has SMART home technology capabilities and a washer and dryer.”

Homes at Crystal Point are made even more attractive thanks to a 30-year tax abatement that has been granted to the building. Residences are priced from the mid-$500,000s.

Crystal Point’s superb amenities include the Crystal Spa with a thermal bath, sauna, steam and treatment rooms. Residents will also enjoy a yoga/aerobics room, state-of-the-art fitness center, lounge with flat screen televisions, game room with billiard and poker tables, children’s play room and a screening room within the Crystal Club.

“An outdoor deck overlooking the Hudson River will feature a lap pool, hot tub, private cabanas and lounge chair seating, as well as a BBQ and dining area, fire pits and a children’s play area,” Ms. Albert says. “The building will also offer a professional concierge, valet parking and lobby level restaurant.”

Created by the renowned New York City architectural firm Gruzen Samton LLP, the distinctive design of the landmark Crystal Point building maximizes its unrivaled waterfront location and creates homes with modern, open and furnishable living areas.

“Unlike many high-rise developments which often seem cavernous with long hallways, we split the Crystal Point plan in half with elevators positioned in the middle of the residential floors to create short corridors and provide the building a very intimate feel,” says Jordan Gruzen (FAIA) of Gruzen Samton. “We utilized multiple façade planes to break the building‘s mass up and ensure that every home had magnificent views. Each condominium was designed so from the moment the front door of each home is opened one is aware of the views and the light emanating from the water.

“The layouts of the homes themselves often create large square rooms and sprawling living spaces that are open, airy and extremely functional.”

Crystal Point is conveniently located between the Paulus Hook and Newport sections of Jersey City and steps from PATH trains at both Exchange Place and Newport with direct access into New York City and a Light Rail station.

LAWRENCE, N.J. – Active adults looking to return to their roots in scenic central New Jersey and be closer to family and friends have found Carriage Park at Lawrence to be the perfect new community to receive the most value and ideal lifestyle.

The intimate collection of condominium homes has experienced an uptick in sales activity as “snowbirds” from the sunbelt are coming home to New Jersey to be near local family during the summer months visit the community in large numbers and choose the close-knit neighborhood as the place to call home when the Northeast weather warms. “We often see parents visit with their children who have already done extensive research on area active adult communities,” Mr. Evans says. “Many of these children have been to our sales and information center prior and had a chance to tour our condominium homes and meet the residents that create the friendly, neighborly environment at Carriage Park at Lawrence.

The clubhouse is the first building on the right.

THIRD CONDO BUILDING RELEASED FOR SALE AHEAD OF SCHEDULE AT CANAL WALK ACTIVE ADULT COMMUNITY IN SOMERSET COUNTY

SOMERSET, NJ – Strong sales activity has prompted Premier Development to release the third phase of condominium homes for sale at The Enclave at Canal Walk, the exclusive collection of luxury residences rising in the popular active adult community in Somerset County’s Franklin Township.

High buyer interest resulted in the complete sell-out of the community’s best-selling Andover, Bayberry and Cambridge designs in its initial condominium buildings, allowing the developer to release additional floorplans in the third housing section well ahead of schedule. Homes are pre-construction priced from $234,900.

“Buyers have snapped up the Enclave condominium homes in short order since we introduced them at reduced pricing less than a year ago,” says George Adinolfi, Sales Manager for Premier Development, which is developing Canal Walk bordering the historic Delaware and Raritan Canal.

“We’ve completely exhausted our inventory of our most popular floorplans months ahead of when we expected, allowing us to move up both the release of these homes, as well as the planned construction which is now underway with deliveries expected as early as June instead of the original anticipated date in August.”

Residences at the Enclave range in size from 1,500 square feet to more than 1,760 square feet. Six magnificent two-bedroom housing designs are offered featuring spacious and open floorplans, large living rooms, gourmet kitchens with Corian™ countertops and GE™ appliances and huge amounts of cabinet and pantry space, nine foot ceilings, hardwood entry foyer flooring, master bedroom suites have large walk-in closets and lavish master baths with ceramic tile floors, seated showers and oversized soaking tubs. Homes in the elevator buildings also offer outdoor space and balconies, as well as indoor parking.

Following in the footsteps of the Enclave, the Reserve at Canal Walk also continues to report impressive sales pace. The Reserve is a collection of Energy Star Certified single-family homes highlighted by two distinctive designs – luxurious ranch-style residences which include the newly-introduced Concord model priced from just $357,900 and two-story homes priced from $439,900.

“Demand for these homes has been equally as strong and we’ve released an addition 15 homesites for immediate sale,” Mr. Adinolfi indicates. “We also have a limited number of Reserve Energy Star homes available for ‘Quick Delivery.’ These three-bedroom, three bath residences with two-car garage feature numerous options and upgrades packaged in an attractive all-inclusive price starting at $489,900.”

Construction is well underway on two new model homes at the Reserve. Once completed, the models will join five existing models at the community. Some of the largest single-family designs are featured in the Ranch homes which offer up to approximately 2,500 square feet, two-and three-bedroom, 2 to 2.5 baths, and are located on oversized homesites. The residences are also being offered with new feature packages that will provide buyers with more interior options and more flexibility than ever before.

The new homes boast upscale standard appointments such as nine-foot first floor ceilings, hardwood flooring, convenient gas fireplaces and large eat-in kitchens with 42” cabinets, granite countertops and GE™ appliances, including a self-cleaning range and space-saver microwave. Sumptuous master bedroom suites include tray ceilings and a master bath with a soaking tub and separate shower with built-in seat. The homes also include plenty of storage space which is always a major consideration for active adults.

In addition to the Ranch designs, a number of upscale two-story homes in the Reserve provide many of the same standard features as the ranch homes, as well as staircases with oak treads and dramatic oak railings.

“Both home styles provide incredible comfort and lower energy bills than similar homes because they are being developed under strict guidelines set by the U.S. Environmental Protection Agency,” says Mr. Adinolfi.
Canal Walk also offers a selection of townhomes priced from $304,900 and providing “quick” occupancy dates.

The impressive homes at Canal Walk are only enhanced by its resort-inspired, country club lifestyle that is unrivaled by any comparable active adult community in central New Jersey. Highlighting the well-rounded, activity-rich environment is a private 32,000 square-foot clubhouse — the Premier Club at Canal Walk — which is one of the largest and most amenity-rich in the state. Featured inside are a heated pool and whirlpool, a spa with steam room, sauna and a fully-equipped fitness room. There’s also a library, crafts room, billiards room and separate men’s and women’s card rooms. In addition, a business center, banquet hall and lounges are available. Tennis, bocce courts and a putting green are adjacent to the refreshing outdoor pool and spa. Additional services include a beauty salon and a massage and wellness center.

“What separates Canal Walk from many other new active adult communities is that our world-class amenities are open and functioning, meaning a new lifestyle is awaiting homeowners from the day they arrive,” Mr. Adinolfi indicates. “We also have the added benefit of our unique location near the Delaware and Raritan Canal which offers direct access to amenities such as the community’s walking trails which have been laid out to connect with sections of the historic canal that have been preserved as public open space.”

Best of all, Canal Walk’s convenient location enables residents to receive the magnificent, relaxed lifestyle they desire, all the while remaining close to family and friends. The community is a short trip from Route 287, offering easy access to major highways such as the Garden State Parkway and New Jersey Turnpike which allows children and grandchildren to visit within minutes.

STRONG SALES LEAVE JUST A SELECT FEW HOMES AVAILABLE AT CARRIAGE PARK AT LAWRENCE

LAWRENCE, N.J. – The Kalian Companies is nearing the end of its sales and marketing program for the first building of 109 condominium homes at Carriage Park at Lawrence, the upscale active adult community homes in this Mercer County Township, minutes from downtown Princeton.

Less than five elegant homes remain for sale in the initial building which includes a large community room where the residents gather for morning coffee, a game of bridge or just to watch the news on the wide screen TV. As a result, interested prospects have one final opportunity to purchase at Carriage Park at a reduced pricing structure that provides never-before-seen value. One-and two-bedroom condominium homes begin at just $139,900.

The dwindling inventory of available residences is a direct result of incredibly strong buyer turnout in March despite unfavorable weather conditions throughout the month, reports Alton Evans, Kalian’s Vice President of Sales and Marketing.

“Snow and wintry weather weren’t enough to deter buyers who recognized the value offered here, translating to strong sales activity and leaving just a few condominiums available for sale,” says Mr. Evans. “However, even as we near the sell-out of our first building, some of our best new home opportunities remain. Each of the available residences is completed and ready for quick delivery, meaning purchasers will be able to enjoy all that Carriage Park has to offer during the fun-filled summer season.

“This is particularly appealing to those empty-nesters who spend time in Florida during the winter and don’t want to miss a beat when they return to New Jersey to be near family and friends during the warmer months. The resort-style living they’ve come to expect is here waiting. As a result, we don’t expect our final condominiums to remain available much longer, meaning those interested are encouraged to visit us today.”

Much of the social interaction at Carriage Park is found within the beautifully-designed 7,100 square-foot clubhouse that connects to a sparking outdoor pool with terrace. Residents are also always eager to use the walking trail which bends along the community’s tree line and makes for a wonderful casual stroll around the neighborhood. The two bocce courts, horseshoe courts, shuffleboard courts and a “free play” lawn area are just about completed as well.

Inside, the professionally-decorated clubhouse features a fitness center, great room, formal lobby, library and kitchen facilities. A billiard room, card room and craft room will be added as well.

The worry-free lifestyle offered at Carriage Park at Lawrence enables homeowners even more time to embrace the many recreational facilities. Residents here no longer have to be concerned with the daily hassle of lawn maintenance, exterior repairs and more.

Carriage Park at Lawrence features a mix of 17 different one- and two-bedroom floor plans offering up to 1,646 sq.-ft. of living space and featuring a host of distinctive architectural elements and appointments.

The “Immediate Occupancy” dates of the homes are also ideal for buyers who placed their current home on the market with a competitive price tag and now face the difficult task of finding a new active adult neighborhood in time for the closing of the residence they’ve sold.

Purchasers can be residing in their new Carriage Park residence 30 days after contract – a perfect scenario for those who want to ease the burden of finding a new home quickly.

“There are a large number of adult homebuyers who realize now is the time to trade-in older single-family homes and receive tremendous value when purchasing a brand new condominium in a community that offers the convenience of low-maintenance living and the pleasure of resort-style amenities,” adds Mr. Evans. “Most importantly, these residences are completed and ready for move-in, eliminating much of the stress associated with an exhausting home search.”

Kalian is developing Carriage Park at Lawrence on an intimate site just minutes from a network of transportation options, including Interstates 95 and 295 and Route 1. The Princeton Junction and Hamilton Train Stations are also both just minutes away.
