Rethinking the 55-Plus Market

The New York Times reports on the 55+ market in New Jersey and spotlights Byron-Hill Homebuilders Villagio in South Brunswick.

SOME would-be buyers who visit Villagio, a 55-plus housing development in South Brunswick, think they’ve arrived at the wrong place.

“When they come here, they say: ‘This isn’t an adult community. The bedrooms are on the second floor,’ ” said Luther Gueyikian, president of Byron-Hill Homebuilders, the Marlboro company that built this grandly styled development off Route 1.

To members of a market segment said to avoid stair-climbing, second-floor bedrooms are not the only surprise. Villagio has a basketball court and a jungle gym, but at least so far, it lacks a clubhouse, which at a typical development of this type is usually among the first elements built. READ MORE >>>

BUYERS RESPOND TO NEW FLOORPLANS AND NEW SECTION OF HOMES AT VILLAGIO

Five Homes Already Sold in Charming New Da Vinci Drive Neighborhood

MONMOUTH JUNCTION, N.J., April 16, 2012 — With a spectacular new clubhouse rising, two new floor plans available and a stunning new section of homes underway, the 55+ community of Villagio in South Brunswick just minutes from Princeton continues to lead the Renaissance in New Jersey’s active adult housing market.

The incomparable Tuscan-inspired active adult community has been busier than a bustling Italian piazza — and home buyers are responding. Many are visiting Villagio to tour the charming new Da Vinci Drive neighborhood, where five of the 20 home sites have recently sold.

The cobblestone-curbed Da Vinci Drive neighborhood is a peaceful section of Villagio that is just a short walk from a serene pond, waterfront amphitheater, tennis courts, basketball courts and other amenities. Mediterranean-style, single-family homes with rich, earthy hues and stucco facades are rising, creating a vibrant streetscape and providing buyers with a number of homes to choose from.

“Activity here at Villagio is at a fever pitch, highlighted by the new construction activity taking place on Da Vinci Drive,” notes Jeri Gaita, Marketing Specialist of Villagio. “With visitors, demand and sales on the rise, we decided to move forward on a number of new homes, and now have an exciting selection of homes available in various stages of construction, from foundation to ready-for-occupancy. This gives our customers the flexibility to choose the delivery date that best suits their needs; whether it’s a quick move-in date or one that’s further out that gives them the time they need to sell their existing home while also selecting the design, finishes, and décor of their new dream home.”

THE SIENA MODEL

Developer Byron-Hill Homebuilders, the New Jersey-based home builder with decades of experience developing luxury estate homes in the exclusive suburban communities of Marlboro, Holmdel and Colts Neck, also recently upgraded the popular Siena and Sorano home designs at Villagio, based on customer feedback. Two master suites have been added to the homes and many popular features are now included in the basic design, making them even more ideal for entertaining family and friends. A new model home reflecting these changes is under construction and will open early this summer.

Construction is also underway on Villagio’s most highly-anticipated amenity, Club Verona, which will be the jewel of the community. The club will provide residents with a central gathering place overlooking a landscaped public piazza and a scenic pond. Guests at the club will enter into a beautiful hotel-like lobby which will give way to a full range of fitness facilities, private gathering spaces, an outdoor pool and hot tub. Outdoor amenities such as bocce courts, a horseshoe pit, and a putting green will also be added.

Byron Hill Homebuilders has fashioned a creative plan for Villagio that expertly blends just 210 luxurious single-family homes with beautiful ponds, cul-de-sacs and cobblestone-curbed streets — all inspired by the old-world charm of Mediterranean design. The community has struck a chord with today’s sophisticated home buyers who are embracing Villagio’s one-of-a-kind custom homes that stand out from the cookie-cutter designs that dominate today’s active adult market. The community also offers buyers with at least one person over the age of 55 an opportunity to give up the expense and responsibility of maintaining a large single-family home and property without sacrificing any of the living space. The distinctive two-, three- and four-bedroom homes, priced from $479,000, feature from approximately 2,750 square feet of living space and combine classic Italian architectural elements with modern amenities.

Dramatic exterior features include towering Palladium-style windows, intricate roofing details and wrought iron balcony railings. Stunning interiors boast expansive Master Bedroom Suites on either the first or second floor or both, additional suites for guests, optional elevators for easy access if you chose to add a basement, gourmet kitchens, formal two-story foyers and living rooms, spacious dining areas, soaring ceiling heights, lofts, covered patios and optional full basements which can be transformed into theater rooms, gyms, elegant home offices, etc.

Residents of Villagio live la dolce vita in more ways than one. The community offers residents a taste of the laid back, Italian countryside lifestyle right in the heart of New Jersey, in a town that Money magazine recently named one of its “Top 100 Places to Live”. Several major highways are easily accessible, and the Princeton Junction train station is nearby, offering service to Manhattan and Philadelphia via transfer. VILLAGIO IN SOUTH BRUNSWICK APPEALS TO A NEW ACTIVE ADULT BUYER LOOKING FOR DESIGN INDIVIDUALITY AND SPACE TO LIVE AND ENTERTAIN

Villagio in South Brunswick

MONMOUTH JUNCTION, N.J. – Active adult home buyers’ tastes and needs vary; yet active adult residences are often monotonous, cookie-cutter homes. Not so at Villagio in South Brunswick just minutes from Princeton, where celebrated custom-home developer Byron-Hill Homebuilders has created a one-of-a-kind residential neighborhood with spectacular single-family homes offering soaring living and entertaining spaces in the relaxed atmosphere of a Tuscan-inspired village: “Villagio.”

“We’re seeing a new breed of 55+ buyers who are eager to give up the responsibilities and costs associated with maintaining their home but don’t want to sacrifice living space in order to do so,” notes Jeri Gaita, Marketing Specialist of Villagio. “At Villagio, they get the best of both worlds: an exceptional home of unsurpassed charm and elegance in a maintenance-free environment.”

Byron-Hill drew on the company’s decades of experience developing luxury estate homes in New Jersey’s exclusive suburban communities of Marlboro, Holmdel and Colts Neck when designing Villagio. Focusing on the lifestyle needs of its customers while remaining true to its custom home building roots, Byron-Hill fashioned a creative plan for Villagio that expertly blends just 210 luxurious single-family homes with beautiful ponds, cul-de-sacs and cobblestone-curbed streets — all inspired by the old-world charm of Mediterranean design.

“The homes at Villagio are not about downsizing, but about customizing one’s lifestyle,” Ms. Gaita points out. “In fact, some of our buyers moved up to a larger home here. Some have children who are graduating from college and will be spending time back home with their parents, while others are moving here to be closer to their children and grand children, places of worship, employment, Princeton, etc. The scenarios may be different, but the appeal of living in a spacious, elegantly-designed home remains a common thread throughout the community.”

Villagio residents also appreciate the emphasis placed on the outdoors, with beautiful recreation areas, manicured walking paths and picturesque ponds. Residents already enjoy the community’s tennis courts, basketball courts, waterfront amphitheater and gazebo.

On February 18th, the developer will break ground on Club Verona, an intimate and exclusive club experience that will feature a grand hotel-like lobby, full range of fitness facilities, private gathering places and an outdoor pool and hot tub that all complement the authentic Continental flavor of the community’s homes and landscape. Additional amenities that will soon be added include bocce courts, a horseshoe pit, a putting green and a landscaped community piazza.
