NEW SALES CENTER AT CRYSTAL POINT AWES HOMEBUYERS WITH MAGNIFICENT NEW YORK CITY VIEWS

JERSEY CITY, NJ. – Crystal Point has unveiled a new sales center that’s sure to electrify visitors to the 42-story condominium building situated directly on the Hudson River waterfront with awe-inspiring Manhattan and Jersey City views.

Located in a spectacular decorated two-bedroom Penthouse home on the 41st floor of the crystalline-inspired building, the sales facility is one of the most impressive of its type – combining stylish interior designs with floor-to-ceiling windows that maximize Crystal Point’s unique location and provide unobstructed vistas of the New York City skyline stretching from downtown Manhattan to the George Washington Bridge

“Crystal Point unquestionably has some of the best views on New Jersey’s Hudson River ‘Gold Coast,” says Brian Fisher, president of Fisher Development Associates, which is developing the collection of 269 residences. “This luxuriously appointed sales and model center will allow visitors to experience views of downtown Manhattan and western New Jersey from the moment they walk in the door.”

With nearly 90% of its homes sold, a new selection of premium condominiums that represent some of the finest opportunities to date at Crystal Point has been released for sale.

The homes, which are priced from the upper $500,000s, provide the added advantage of immediate occupancy dates, meaning homebuyers can enjoy their new upscale urban lifestyle just weeks after signing a contract. Available residences include spacious one- and two- bedroom homes, including Penthouse condominiums.

“We’re on the verge of completing one of the most successful sales programs in Hudson County in recent memory,” Mr. Fisher says. “However, fantastic purchasing opportunities still remain.

“Each of the available condominiums offers the same attributes that continue to make Crystal Point the preferred choice of today’s homebuyers, with unprecedented value, luxurious living spaces, five star amenities and sought-after direct waterfront location. Best of all, those who act quickly and purchase now can be residing in this spectacular building just in time for the spring season.”

Homes at Crystal Point range from 800 to 1,586 square-feet and offer an array of premium finishes. Residents also benefit from an on-site concierge and round the clock on-site valet parking. Homes are made even more attractive thanks to a 30-year tax abatement that has been granted to the building.

“Floor-to-ceiling windows drench the homes in natural light and many of the residences offer riverfront balconies,” notes Adrienne Albert, CEO of The Marketing Directors, Inc., the building’s marketing and exclusive sales agent.

“Many kitchens boast Italian Pedini wood and glass cabinetry, sparkling quartzite counters, under-cabinet task lighting, full height pantries, islands with breakfast bars and a full Jenn-Air appliance suite. Each residence also has SMART home technology capabilities and a full-sized washer and dryer.”

Created by the renowned New York City architectural firm Gruzen Samton LLP, the distinctive design of the landmark Crystal Point building maximizes its unrivaled waterfront location and creates homes with modern, open and furnishable living areas.

“Unlike many high-rise developments which often seem cavernous with long hallways, we split the Crystal Point plan in half with elevators positioned in the middle of the residential floors to create short corridors and provide the building with a very intimate feel,” says Jordan Gruzen (FAIA) of Gruzen Samton.

“We utilized multiple façade planes to break the building‘s mass up and ensure that every home has magnificent views. From the moment you open the front door of each home, you are aware of the views and the light. The layouts of the homes themselves often create large square rooms and sprawling living spaces that are open, airy and extremely functional.”

The lifestyle that separates Crystal Point can be seen in its Manhattan-style amenities. Outside, residents enjoy an expansive outdoor deck of over ten thousand square feet overlooking the Hudson River on the building’s sixth-floor, featuring a sparkling pool, giant hot tub, cabana style dining areas, and lounge chair seating, as well as two BBQs and dining area, fire pit and a children’s play area.

Indoors, there’s five-star amenities including the Crystal Spa with a thermal bath, sauna, steam and treatment rooms, a yoga/aerobics room, state-of-the-art fitness center, lounge with flat screen televisions, game room with billiard and poker tables, children’s play room and a screening room within the Crystal Club.

The award-winning Crystal Point building has been recognized as the ULI-NNJ’s 2010 “Project of the Year” and last year received the Gold Award for “Community of the Year” from the National Association of Home Builders.

Crystal Point is conveniently located between the Paulus Hook and Newport sections of Jersey City and steps from PATH trains at both Exchange Place and Newport with direct access into New York City and a Light Rail station.

Season to Shine for Concierges

By ANTOINETTE MARTIN/THE NEW YORK TIMES

CRYSTAL POINT

AT a cozy multicultural party earlier this month in the clubroom of the Residences at Vail Mansion in Morristown, condo owners exchanged holiday cookies and recipes. The event had been arranged by the concierge service.

At the Crystal Point tower in Jersey City, the concierges bought people’s gifts for them — including big-ticket electronics available tax-free in Delaware, if a shopping list was submitted before Dec. 9, when a large van was dispatched with a crew of personal shoppers. Also, in the lobby on Tuesday night, there will be a wrapping event, at which residents of the 142-unit tower can bring unwrapped gifts, pick out paper and bows and have them done up prettily for a nominal fee.  READ MORE >>>

Crystal Point in Jersey City Adds Designer Models

via Multi-Housing News Online

By Dees Stribling, Contributing Editor

Jersey City, N.J.—Crystal Point, an upscale condo development on the Hudson River waterfront in Jersey City, has augmented its marketing efforts with two professionally decorated models, including a two-bedroom penthouse residence on top of the 42-story structure and a one-bedroom model elsewhere in the property. The building, designed by Gruzen Samton Architects, has 269 units ranging from 800 square feet to 1,586 square feet.

Designer models are becoming more commonplace, especially in the upper end of the condo market, to showcase a residence’s charms in a way that will appeal to buyers attuned to posh interior environments. In the case of Crystal Point, the penthouse decorating accentuates the view—which is of the New York skyline from downtown Manhattan to the George Washington Bridge—according to Brian Fisher, a principal of Fisher Development Associates, developer of Crystal Point.

Amenities include a spa, game room, fitness center and a catering kitchen. The property also features a number of summertime amenities on a 10,000-square-foot deck on the sixth floor overlooking the Hudson. The deck area is the location of a pool, hot tub, cabanas and lounge-chair seating, along with barbecue facilities, a fire pit and a children’s play area.

These amenities are clearly appealing to prospective buyers.

“Crystal point is just over 90 percent sold,” Andrea Mignone, senior project manager at the Marketing Directors Inc., the company marketing the property, tells MHN. “We have a wide variety of buyers, including young families, professional couples, singles and empty-nesters. They come from the surrounding tri-state area with the majority coming from New Jersey and Manhattan.”

Units at Crystal Point start in the upper $500,000s, which is somewhat more than the average sales price for a downtown Jersey City condo. According to Hudson Realty Group, condos sold for an average of about $471,700 during the first half of 2011, up 8.6 percent from the first half of 2010.

But compared with parts of New York City, Jersey City prices—even for some of the units at Crystal Point—seem like a bargain. Hudson Realty Group notes that the average sales price for a condo in Brooklyn during the first half of this year was more than $883,700, and in Manhattan the average was more than $1.6 million.

CRYSTAL POINT ON JERSEY CITY WATERFRONT WOWS NEW YORK CITY REAL ESTATE BROKER

JERSEY CITY, N.J. – Sophine Hung, a real estate broker at Metropolitan Residential Partners in New York City, had never been to Jersey City, N.J. before. The 20-year real estate veteran had been selling upscale homes in highly-amenitized buildings in Westchester County and Manhattan for the past two decades, but New Jersey’s Hudson River “Gold Coast” was unfamiliar territory.

“For the last two years, I’ve been focused in Manhattan showing high-end homes from uptown to downtown,” Mrs. Hung says. “I never considered crossing the Hudson River into New Jersey’s for sale market before.”
Mrs. Hung had one client she’d established a strong relationship while showing condominium homes in some of New York City’s most popular neighborhoods.

“We looked at several buildings until one day my client realized most of the homes were outside their price range,” Mrs. Hung recalls. “They decided they wanted to look in New Jersey where they could get more home for the money so I referred them to one of our local brokers.”

Comfortable with Mrs. Hung, the client asked if they could continue working with her and if she would represent them as the buyers’ sales agent for a potential purchase at Crystal Point, the upscale, 42-story condominium building being developed by Fisher Development Associates directly on the Hudson River waterfront in downtown Jersey City, N.J. Mrs. Hung agreed and set off for her initial trip to the fast growing Hudson County City.

“When I first got off the PATH, I couldn’t believe how nice a neighborhood downtown Jersey City was,” she recalls. “The landscaping and tranquil greenery created a very relaxed, laid back atmosphere in an active downtown district with shops, services and more.”

Mrs. Hung then made the short walk from the PATH station to Crystal Point.
“As soon as I walked in I told my client this was the place for them,” Mrs. Hung says. “The apartment was spectacular, located on a high floor with incredible Manhattan views. The price couldn’t compare with any similar buildings in Manhattan. Crystal Point had everything they were looking for; upscale homes, five-star amenities and a sought after waterfront location.”

With more and more potential homebuyers realizing the New Jersey waterfront is an attractive alternative to New York City thanks to its well-priced homes, upscale urban environment and countless mass transportation options into Manhattan, Mrs. Hung is just one of several New York City brokers who have crossed the Hudson River to complete deals at Crystal Point, which is now more than 80% sold.

“Sales at Crystal Point have been driven by its widespread appeal to buyers not only in New Jersey, but also those in New York City who want more home for their money,” says Brian Fisher, President of Fisher Development Associates. “They realize here they can get the same luxurious designs, recreational amenities and a downtown waterfront location that rivals Manhattan’s trendy neighborhoods at extremely competitive prices.

“Add in the PATH trains which are available minutes away at both Exchange Place and Newport and make commuting to the business centers of New York City even quicker than some neighborhoods within the City and its clear why this building has become a desired destination.”

The finest selection of homes is now available at Crystal Point. Many condominiums in the current inventory offer all the attributes that have led Crystal Point to the most successful sales program in Hudson County in recent memory – value-packed pricing from the upper-$500,000s, unobstructed views of the ever changing Manhattan skyline and Hudson River, easy access to a host of world-class on-site amenities and a key location in close proximity to major public transportation,.

Headquarters Plaza Introduces Corporate Concierge Service

Headquarters Plaza

New Service Is First of Its Kind in New Jersey

Headquarters Plaza, the Class A commercial buildings in downtown Morristown with 706,000 square feet of office space, recently introduced a new service that is unique to New Jersey’s commercial real estate market: an on-site corporate concierge.

All tenants, guests and employees at Headquarters Plaza now have access to the services of a full-time concierge supplied by Chapman Concierge, who can help them with both business and personal tasks. The concierge began working in the building on June 1 and has already helped tenants and their employees with tasks ranging from transportation arrangements to finding a suitable venue for a child’s birthday party. Tenants and employees are encouraged to use the concierge as their personal assistant, in order to facilitate a comfortable work-life balance for themselves.

“We contemplated the best way to improve our service offerings to go along with the major renovation to Headquarters Plaza and we elected to put a concierge in the buildings,” said Brian Fisher, a principal at Fisher Development Associates, which developed Headquarters Plaza along with partner the Olnick Organization. “A concierge can help today’s busy worker by allowing them to relax and focus on business knowing their errands are being taken care of by a professional. To us, it makes just as much sense to offer this service in a corporate setting as it does in a hotel or residential building.”

Tenants of the buildings and their guests and employees can reach the concierge between 8 a.m. and 6 p.m. every weekday by calling, emailing or visiting her at her desk in the main corporate lobby. The concierge will spend her workday completing tasks for people who work in the building, but she will also be in charge of planning special events and services, such as bringing in a gift-wrapping service during the holiday season.

“We do a lot of business support for the companies who rent space in Headquarters Plaza, but we also offer employees access to the concierge for personal use,” said Lauren Marks, Director of Sales and Service at Chapman Concierge. “So an employee can ask for help finding a good plumber, hiring a house painter, getting tickets to a concert or whatever else they need. We’re really excited to offer this service. It makes Headquarters Plaza a special place, a place where companies can say ‘I’m getting more for my money.’”

Local businesses will be used to meet the needs of Headquarters Plaza employees whenever possible, according to Ms. Marks. Chapman Concierge has formed a relationship with the business community in downtown Morristown, so the concierge can effectively pair customers in need with local merchants eager for their business.

“It’s going to be really good for Headquarters Plaza and Morristown in general,” Ms. Marks said.

Headquarters Plaza management decided to offer concierge service to its tenants free of charge to maintain its status as one of the top “all under one roof” office buildings in New Jersey. With a 41,000 square foot health club, ten-screen movie theater, daycare center, three restaurants and a 256-guest room Hyatt with conference center, Headquarters Plaza is already one of the most amenity-rich office buildings in the state. But Fisher-Olnick has made it a point to stay well ahead of the competition.

“The amenities and services in office buildings are beginning to rival the amenities and services in upscale residential buildings,” Mr. Fisher said. “Developers have realized that people spend 40, 50 or even 60 hours a week at work, so the need for amenities and services in the office is just as great, if not greater, than the need for amenities and services at home.”

Headquarters Plaza is one of New Jersey’s original all under one roof office complexes. Restaurants, entertainment, a daycare center, a hotel with conference center, a fitness center and other amenities assure tenants that all of their needs can be taken care of within walking distance of their office desk. The plaza’s ideal location allows downtown Morristown to effectively act as an extension of the amenities it offers, and allows tenants to take advantage of mass-transportation to New York City less than two blocks away at the Morristown Station.

Amenities and services inside Headquarters Plaza include Bright Horizons Daycare Center, Hand & Stone Massage and Facial Spa, a 41,000 square foot fitness center, a sundries shop and a dry cleaner. The office and hotel space is spread across 3 towers, with the amenities, entertainment and reception space on the first floor. The Hyatt occupies a fourth tower and includes 31,000 square feet of meeting space along with favorite hangouts such as the Qube Lounge and the Eclectic Grill restaurant.

Headquarters Plaza offers a 3,000 space parking garage and an ideal location near Route 287, Route 202, Route 10 and the Morristown Train Station. The picturesque Morristown Green, the centerpiece of Morristown’s colonial town center, is just one block away. The shops, restaurants, entertainment and culture of downtown Morristown are all within walking distance. The complex is known for its outstanding management and proactive response to tenant’s needs.

“Creating a distinctive working experience through concierge services is not unique, but customizing the proper solution to the needs and demands of individual tenants is,” said Colette Chapman, President of Chapman Concierge. “Our customized services relieve the daily responsibilities that a demanding schedule leaves little or no time for a busy professional to attend to themselves. Our complete line of Lifestyle Management Services and special programs are designed to augment and improve the lives of those working in Headquarters Plaza.”
