EAST TOWER OF HEADQUARTERS PLAZA IN MORRISTOWN RECEIVES ENERGY STAR CERTIFICATION

Headquarters Plaza, the Class A commercial buildings in downtown Morristown with 700,000+ square feet of office space, recently received ENERGY STAR certification from the Environmental Protection Agency (EPA) for the East Tower of its facility. The environmentally-significant designation means the East Tower meets strict energy efficiency guidelines set by the EPA and ranks among the top 25 percent of buildings in its category for energy conservation.

“We are proud to have our facility recognized as one of the most environmentally-friendly, energy efficient office buildings in the state,” said Brian Fisher, a Principal at Fisher Development Associates, which developed Headquarters Plaza along with partner the Olnick Organization. “Pursuing this certification reflects our ongoing commitment to conserving resources and reducing our environmental impact.”

Headquarters Plaza is the first building in Morristown to receive ENERGY STAR certification, according to the EPA. The tower is equipped with a sophisticated energy management system designed to optimize energy efficiency while maximizing tenant comfort. High thermal comfort and efficiency, indoor air quality, lighting levels and energy performance ratings helped the building score a 79 on the ENERGY STAR rating system. That places Headquarters Plaza in the top 21st percentile in energy conservation of office buildings nationwide.

ENERGY STAR certified buildings must use 35 percent less energy and emit 35 percent less carbon dioxide than average buildings in its category. Americans reduced their energy bills by $18 billion in 2010 and reduced greenhouse gas emissions by the equivalent of those of 34 million vehicles by participating in the ENERGY STAR program and using ENERGY STAR certified products.

New Service Is First of Its Kind in New Jersey

Headquarters Plaza, the Class A commercial buildings in downtown Morristown with 706,000 square feet of office space, recently introduced a new service that is unique to New Jersey’s commercial real estate market: an on-site corporate concierge.

All tenants, guests and employees at Headquarters Plaza now have access to the services of a full-time concierge supplied by Chapman Concierge, who can help them with both business and personal tasks. The concierge began working in the building on June 1 and has already helped tenants and their employees with tasks ranging from transportation arrangements to finding a suitable venue for a child’s birthday party. Tenants and employees are encouraged to use the concierge as their personal assistant, in order to facilitate a comfortable work-life balance for themselves.

“We contemplated the best way to improve our service offerings to go along with the major renovation to Headquarters Plaza and we elected to put a concierge in the buildings,” said Brian Fisher, a principal at Fisher Development Associates, which developed Headquarters Plaza along with partner the Olnick Organization. “A concierge can help today’s busy worker by allowing them to relax and focus on business knowing their errands are being taken care of by a professional. To us, it makes just as much sense to offer this service in a corporate setting as it does in a hotel or residential building.”

Tenants of the buildings and their guests and employees can reach the concierge between 8 a.m. and 6 p.m. every weekday by calling, emailing or visiting her at her desk in the main corporate lobby. The concierge will spend her workday completing tasks for people who work in the building, but she will also be in charge of planning special events and services, such as bringing in a gift-wrapping service during the holiday season.

“We do a lot of business support for the companies who rent space in Headquarters Plaza, but we also offer employees access to the concierge for personal use,” said Lauren Marks, Director of Sales and Service at Chapman Concierge. “So an employee can ask for help finding a good plumber, hiring a house painter, getting tickets to a concert or whatever else they need. We’re really excited to offer this service. It makes Headquarters Plaza a special place, a place where companies can say ‘I’m getting more for my money.’”

Local businesses will be used to meet the needs of Headquarters Plaza employees whenever possible, according to Ms. Marks. Chapman Concierge has formed a relationship with the business community in downtown Morristown, so the concierge can effectively pair customers in need with local merchants eager for their business.

“It’s going to be really good for Headquarters Plaza and Morristown in general,” Ms. Marks said.
