ROSELAND PROPERTY AND LENNAR URBAN BREAK GROUND ON NEW HENLEY ON HUDSON RIVERFRONT CONDOMINIUM IN WEEHAWKEN

One-, Two- and Three- Bedroom Waterfront Homes Now Available at Pre-Construction Prices

WEEHAWKEN, NJ – Officials from Roseland Property Company, Lennar Urban and the Township of Weehawken broke ground on a new Henley on Hudson waterfront condominium building on Nov. 1 within the Port Imperial mixed-use development in Weehawken, NJ.

Weehawken Mayor Richard F. Turner addressed the crowd of more than 50 people at the beginning of the ceremony, stating that the township’s active partnership with both Lennar and Roseland has helped economic development flourish in that part of town, to the benefit of all Weehawken residents.

“In this economy, to have any economic development at all is a tremendous accomplishment,” Mayor Turner said. “At Port Imperial, the master plan is moving along quickly. We are preserving open space, we are making long-term economic progress and we have Roseland and Lennar to thank for that.”

The new four-story, 36-residence condominium building is rising along the Hudson River waterfront and will boast spectacular Manhattan skyline views. The elegantly-designed, single-level homes will range in size from 912 to 1,722 square feet of living space at pre-construction prices starting in the $500,000s. Initial occupancy is scheduled for May, 2013. The community’s Welcome Home Center began taking deposits on the new homes last week and a number of residences have already been sold.

The new condominium is coming to market following the sell-out of earlier phases of single-level homes, Penthouses and multi-story brownstones at Henley on Hudson. Already completed is a private 6,000 square-foot clubhouse with a club room, theater room, billiards and gaming lounge, state-of-the-art fitness center, Yoga/Pilates room, Children’s Play Studio and an outdoor, resort-style infinity pool.

Situated within Port Imperial, the 200-acre, $2 billion master-planned community that stretches two miles along the Hudson River, Henley on Hudson takes full advantage of its vibrant and convenient waterfront setting. Port Imperial’s nearby Shops at Riverwalk has evolved into a dynamic and animated riverfront destination featuring such dining, shopping and conveniences as Son Cubano, A&P, Starbucks, Gionnone Wines, Floris Nail & Spa, Ben & Jerry’s, Riverwalk Cleaners and Wells Fargo.

The location is particularly friendly for commuters, as the Port Imperial commuter ferry to Manhattan and Light Rail station are nearby, and several major highways are just a short drive away.

Carl J. Goldberg, Managing Partner of Roseland Property Company, said that although the homes at Henley on Hudson are beautiful and the amenities are exceptional, the Township of Weehawken should be commended for building and maintaining a community where people want to live.

“What is taking place here today is really a testament to the fact that people really want to live in Weehawken,” Mr. Goldberg said. “All of you should be proud of the lifestyle you have created here, making this community a desirable place to live. It is one of the reasons that we are able to sell homes here without any difficulty, many of them in excess of a million dollars. There is something very unique, special and energetic about this part of the Hudson River waterfront, and I think the views speak for themselves.”

The new development at Port Imperial will benefit not only new home buyers, but also all Weehawken residents, according to Mayor Turner. Revenue and tax ratables from the development can be used to offset property taxes. Also, approximately 40 percent of the land in Port Imperial has been set aside as open space and the developers are creating new public walkways, parks and monuments at their own expense.

“In Weehawken, we have some people who want to see nothing but development and some people who want to see nothing but open space,” Mayor Turner said. “This plan strikes the right balance. We have just the right mix of open space and development.”

The new Henley on Hudson residential building will be completed in about 18 months, with the first closings scheduled for May, 2013. With the original condo building sold-out, public anticipation and demand for new homes at the community has been high for months.

“We’re delighted to get construction underway on this beautiful day, as buyers have been waiting for a new opportunity to own a condominium home at Henley on Hudson for some time,” said Craig Klingensmith, Division President of Lennar Urban. “The first week of pre-construction sales has already resulted in a number of sales, which speaks volumes about the quality of the homes and the overall Henley on Hudson lifestyle.”

“There is something magical about waking up on Christmas morning when you are a child and seeing all of those presents under the tree,” said Michael Skea, Director of Operations for Lennar Urban’s Northeast Division. “Unfortunately, the economic reality is that not every child gets to experience that joy. That’s why we’re proud to once again support Toys for Tots in its mission to put smiles on the faces of less fortunate children who would have otherwise missed out on this holiday tradition.”

Since its inception in 1947, Toys for Tots has been collecting new toys during the months of October, November and December which are then distributed to needy children in their respective communities.

WEEHAWKEN, NJ — Welcome mats will soon roll out for new homebuyers at Henley on Hudson as the first wave of closings have occurred at the riverfront community’s brand new luxury condominium collection, The Residences at Henley on Hudson.

The closings are the latest signs of how the Weehawken, NJ community has continued to attract interest from a wide range of buyers, with the first phase of condominiums and multi-story brownstones sold out. The success of the earlier sections led to the new construction development of The Residences at Henley on Hudson, 27 single-level residences in a distinctive six-story building — the majority of which offer expansive outdoor living spaces overlooking the Manhattan skyline and picturesque English Gardens. The new residences are priced from $469,000 to $2.5 million, with below-market financing available.

NEARLY 100 PROSPECTIVE BUYERS ATTEND THE GRAND OPENING OF THE RESIDENCES AT HENLEY ON HUDSON

The Residences at Henley on Hudson features 27 single-level residences in a distinctive six-story building -- the majority of which offer expansive outdoor living spaces overlooking the Manhattan skyline and picturesque English Gardens

WEEHAWKEN, NJ — The answer to the old adage “If you build it, will they come?” was a resounding “yes” at Henley on Hudson in Weehawken earlier this month as nearly 100 prospective buyers turned out for the Grand Opening of the community’s newest luxury condominium collection, The Residences at Henley on Hudson.

Crowded model homes and excited buyers were once again the story of the day as the Open House celebration drew purchasers from both New Jersey and New York City who were responding to the compelling offering of brand new floorplans, attractive prices ranging from $469,000 to $2.5 million and the availability of below-market financing.

“We thought we’d get a good turn-out as there’s been considerable pent-up interest from buyers to view the new building and our four professionally-decorated model homes, but we honestly didn’t expect to see that many people over such a short amount of time,” notes Michael Skea, Director of Operations for Lennar Urban’s Northeast Division, which is developing Henley on Hudson along the Hudson Riverfront facing midtown Manhattan in a joint venture with Roseland Property Company.

“I think it speaks volumes about the overall success of Henley on Hudson, the unique lifestyle offered here which is already being enjoyed by dozens of homeowners, and the appeal of the newly-designed condominium residences which were created with today’s homebuyers in mind.”

PUBLIC INVITED TO SEPTEMBER 25TH & 26TH GRAND OPENING OF THE RESIDENCES AT HENLEY ON HUDSON

The Residences at Henley on Hudson

WEEHAWKEN, NJ – The wait is over as The Residences at Henley on Hudson debuts this weekend (September 25 & 26th) along the Weehawken waterfront facing midtown Manhattan.   Prospective buyers are invited to the Grand Opening celebration which will take place from noon to 5:00 p.m. on Saturday and Sunday and include tours of four spectacular model homes, as well as the availability of exceptional below-market rate financing.

The Residences at Henley on Hudson features an impressive collection of brand new floorplans including the community’s first one-bedroom design at prices ranging from $469,000 to $2.5 million.  The majority of the 27 residences located in a distinctive six-story building offer expansive outdoor living spaces overlooking the Manhattan skyline and picturesque English Gardens.

Initial occupancy is scheduled for October, 2010.

The new phase of homes follows the successful sell-out of the community’s four-story Brownstones.

“This is a brand new offering of floorplans that were designed in response to what we were hearing from the marketplace,” says Michael Skea, Director of Operations for Lennar Urban’s Northeast Division, which is developing Henley on Hudson in a joint venture with Roseland Property Company.

“While people liked our duplex condominiums and multi-level Brownstones, the majority of prospective buyers preferred single-level plans.  So we challenged our skilled architects to create new designs that feature practical living spaces that are ideal for entertaining.  We’re delighted that we’re now able to showcase these designs in dramatic fashion by taking prospective buyers into four furnished model homes which represent four distinctive floorplans.”

The development team looked to capitalize on the community’s incomparable riverfront setting and the unique lifestyle it affords with open floorplans that overlook the dazzling Hudson River and Manhattan skyline from the upper floors and the quaint English Garden Courtyard from below.  Intent on appealing to a wider range of buyers, they provided opportunities starting at just $469,000 — a compelling price point further enhanced through the developer’s offering of below-market rate financing.

“We’re one of the very few communities in the region where new construction activity is taking place,” Mr. Skea points out.  “It demonstrates the developers’ commitment to capitalizing on the community’s success to this point as well as their financial capacity to build at a time when others are very skeptical to do so.  It’s a scenario that has helped build confidence in our buyers to move forward with a new home purchase.”

The Residences at Henley on Hudson offers a limited number of one-, two- and three-bedroom residences ranging in size from 881 to 3,312 square feet of living space.  The homes feature a wide range of upscale finishes and appointments, including open gourmet kitchens and solid hardwood floors.  Homebuyers may choose from a variety of designer selected custom finish palettes.  Residents will also enjoy all that Henley on Hudson has to offer, including an all-encompassing amenity package and convenient public transportation.

The Residences at Henley on Hudson

WEEHAWKEN, NJ — Developers Lennar Urban and Roseland Property Company have launched a multi-faceted broker-incentive program designed to reward and stimulate the brokerage community for contributing to the sales success at Henley on Hudson, the European-inspired community rising along the Hudson Riverfront in Weehawken, N.J. facing midtown Manhattan.

Effective immediately, the Henley Rewards program includes an increase to 4% on commissions, as well as a Frequent Buyer Rewards component which offers a $2,500 bonus on the first sale, $5,000 bonus on the second sale, and $7,500 bonus on the third and all subsequent sales. The bonuses are in addition to the 4% commissions. Brokers will also have an opportunity to earn a $250 gift certificate to dining favorite, P.F. Chang’s, by earning points for bringing clients to the community. The more points a broker accrues, the better their chance of winning the monthly drawing.

“We recognize how important the brokerage community is to our continued success,” notes Michael Skea, Director of Operations for Lennar Urban’s Northeast Division. “We’re simply delivering the message that we’re willing to further compensate them for their efforts.”

Broker activity has been on the rise in recent weeks at Henley on Hudson following the preview opening of the newest offering of single-level condominium homes. Nearly 150 brokers turned out for a twilight cocktail party earlier this month which included tours of recently-staged, quick-delivery homes that are currently available with move-in dates as early as August, 2010.

“The reaction to the Residences at Henley on Hudson was terrific,” notes Jacqueline Urgo, President of The Marketing Directors, Inc., the community’s exclusive sales and marketing agent. “It reinforced our confidence that we have the right product and price points to appeal to today’s buyers. We look forward to brokers returning with their clients and benefitting from the new incentive program.”

Developers go vertical on new phase of homes at Henley on Hudson at Port Imperial

Amid intermittent signs that the recession may be near an end and the housing recovery is underway, joint venture partners Lennar Urban and Roseland Property Company have broken ground on a new phase of homes at Henley on Hudson at Port Imperial, the collection of European-inspired residences located along the Hudson River in Weehawken, N.J. facing midtown Manhattan.

Foundations are poured and framing is underway on the new six-story building which is expected to be completed in August, 2010.

The new construction activity reflects the developers’ vast resources and commitment to staying the course which enable them to forge ahead while other sites lay quiet around the region. It also comes in response to an increase in demand at the community marked by a flurry of recent sales which signifies an apparent awakening of the dormant market.

“We’ve witnessed a noticeable uptick in sales activity recently and are delighted to come out of the ground with this new offering of homes,” notes Michael Skea, Director of Operations for Lennar Urban’s Northeast
Division. “We’ve had 54 closings to date which have translated to an active residential neighborhood fueled by social interaction and a strong sense of community.”

Henley on Hudson features 164 homes in all including classic multi-level brownstones, expansive condominium residences and luxurious penthouses featuring from 1,716 to 3,744 square feet of living space at prices ranging from $1.35 million to $2.6 million.

Henley on Hudson features 164 homes in all including classic multi-level brownstones, expansive condominium residences and luxurious penthouses featuring from 1,716 to 3,744 square feet of living space at prices ranging from $1.35 million to $2.6 million.

The four-story Brownstones were designed to represent the traditional urban multi-level architecture commonly seen in upscale Manhattan streetscapes. Homes feature grand layouts with private entrances, two-car garages, private elevators and soaring living spaces. The multi-level design lives like an exceptionally appointed single-family estate residence, while waterfront terraces with views of Manhattan create an ambiance that is entirely urban-chic.

Single-level Penthouses are equally impressive, offering open floorplans and designer finishes and appointments to create dramatic living spaces that fully maximize their riverfront setting.

Enhancing the resort-like lifestyle at Henley on Hudson is the Club at Henley, a 6,000 square-foot clubhouse featuring a club room, theater room, billiards and gaming lounge, state-of-the-art fitness center, Yoga/Pilates room and a Children’s Play Studio. The elegantly-designed, multi-level clubhouse has been the site of numerous resident parties and social gatherings.

An abundance of open space can be found within Henley on Hudson and throughout Port Imperial for active and passive recreation, including tree-lined walking and jogging paths and English gardens.

Residents also enjoy nearby boutique shops, restaurants and services, while the Port Imperial Ferry Terminal provides direct service to Manhattan and the Light-Rail station offers access to towns throughout the “Gold Coast.”

“The well-executed integration of multiple home designs, exciting amenities and a breathtaking riverfront position creates a unique offering unlike any other along the ‘Gold Coast,’” notes Jacqueline Urgo, president of The Marketing Directors, Inc., the community’s marketing and exclusive sales agent.

“Henley on Hudson residents enjoy a private, picturesque neighborhood ambiance, yet also benefit from being part of the overall Port Imperial community, a remarkable, well-balanced setting featuring distinctive residential options, shopping, dining and retail conveniences; desirable park space and mass transportation all hugging the Hudson Riverfront.”
