And they receive all this at incredible prices that ensure they receive the most value for their money.”

In New Jersey, Larken Associates will offer Delaware Crossing at Morris Park in its line of Horizon Communities. The collection of attached single-family patio homes for those 55 and older in the suburban Warren County Township of Lopatcong has already become a popular destination for adult purchasers and renters who seek an activity-rich environment.

Delaware Crossing’s comprehensive amenity package is highlighted by a magnificent heated pool which is now open for the summer season. Additional outdoor amenities opening in the weeks ahead include bocce and tennis courts, shuffleboard and a horseshoe court. There are also activities and events being planned in the professionally-decorated clubhouse at Delaware Crossing, which features a billiard room, card room and fully-equipped kitchen and fitness center complete with steam and whirlpool rooms.

While there’s certainly plenty to do on-site, Delaware Crossing’s unique location in the heart of northwest New Jersey offers access to many shopping and entertainment possibilities, as well as one of the state’s natural treasures—the New Jersey Skylands where an assortment of parks, lakes, golf and tennis courses, as well as other outdoor recreational areas can be found.

“There are countless opportunities available in the area,” indicates Ms. Cornelia. “From rolling hills and meadows to the riverbanks of the Delaware River, Lopatcong has many outdoor pursuits to be enjoyed.”

Warren County is also home to Hawkers Hollow Golf Course, Architect’s Golf Course and the Warren County Fairgrounds, and other charming activities such as antique shopping and wineries. On the other side of the Delaware River is Pennsylvania’s Lehigh Valley, providing access to seasonal resorts and amenities such as skiing and golf.

Interest in Delaware Crossing has been so strong, Larken has recently begun construction of 20 new residences at the community and debuted a new two-bedroom floorplan. The magnificent new Harlow design features special market-driven pricing from just $224,990 and offers 1,193 square-feet of living space complete with upscale standard interior features and appointments, according to Larken Associates, developer of Delaware Crossing.

“Unveiled at one of the most affordable price points ever offered at Delaware Crossing, the Harlow has been quick to catch the attention of active adult buyers,” says Ms. Cornelia. “Today’s homebuyers are well-educated and informed about market conditions and realize the unparalleled level of value they receive in the Harlow by purchasing a well-appointed residence in a resort-style, suburban community at significant savings.”

In addition to the Harlow, seven other distinctive floorplans are available at Delaware Crossing with two-bedrooms, two baths in ranch designs and 2.5 baths in two-story designs, a full appliance package, two-car garage and a host of premium finishes. Homes with basements are also available. A limited number of homes with “immediate occupancy” are available at Delaware Crossing. Homes at Delaware Crossing are priced from just $224,990 for purchase and available to rent from $1,595.00 a month.

Active adult homebuyers with a home to sell are heaping high praise for the rent-to-purchase option at Delaware Crossing at Morris Park.

Leasing activity is on the rise at the neighborhood as active adults – many who already have a contract on their present home — are deciding to take advantage of unique program in which buyers receive a six-month rent credit back should they choose to purchase at the end of their lease term. Two of the community’s most popular designs – the Brittany ranch and two-story Danielle – are being offered with a rent-to-purchase option. The Brittany ranch is available from $1,695 a month and the Danielle is available from $1,900 a month.

Traveling is a breeze from Delaware Crossing which is minutes from major highways including Routes 287, 22 and 46 and Interstates 78 and 80 which whisk commuters into northern and central New Jersey.

Victor Kelly of Raider Realty Signs Two Tenants at Larken Associates’ Hillsborough Business Center

Victor Kelly, Vice President of Raider Realty, exclusive broker for Larken Associates’ commercial properties, has announced two lease signings at Hillsborough Business Center, the 27-building complex of managed office style/flex warehouse and distribution facilities surrounded by Homestead Road, Stryker Lane and Raider Blvd.

Mr. Kelly recently signed Prestigious Fragrances, Inc. to a 4,540 square foot lease for an office and warehouse facility at 6 Jill Court and inked Eagle Contracting Heating & Cooling, Inc. to a 1,135 square foot lease at 5 Jill Court. The new signing continues the leasing momentum at Hillsborough Business Center which has added several new tenants already this year,

“We’ve rented more than 14,000 square feet of space at Hillsborough Business Center in the first three months of 2011 alone,” Mr. Kelly says. “And we don’t expect leasing to end anytime soon with several additional businesses showing tremendous interest in the available space at the highly-visible complex.”

The one-story, modern buildings at Hillsborough Business Center are located in a park-like setting on Raider Boulevard, just off Route 206. Tenants enjoy built-to-suit floor designs with offices and private bathrooms, separate utilities, natural gas heating systems and wet-sprinkler fire protection. Available are 18 to 20 foot clear ceiling heights, large overhead drive-in doors and tailgate loading docks and level concrete floors reinforced for heavy loads.

“The final four buildings provide some of the campus’ most desirable space situated on a private cul-de-sac street,” points out Robert Marek, another Raider Realty Vice President. “They can be designed to fit tenants’ specific needs and offer an array of upgraded features and conveniences, such as drive-in doors and loading docks. “
Hillsborough Business Center offers easy access to major thoroughfares such as Routes 287, 206, 78, 22 and 1.

Larken Associates began the property’s first buildings in the 1980s. Continual expansion since then has resulted in a wide array of tenants — from users of office, warehouse, distribution and flex space to a dance center and a gymnastics school.
