Warren Heights and Delaware Crossing in Lopatcong Twp. Report Brisk Activity on Several Fronts

Delaware Crossing

Its full steam ahead in 2011 at two Larken Associates’ residential communities in the suburban Warren County Township of Lopatcong.

Brisk sales, significant construction progress and a new schedule of buyer events are being reported by the well-respected homebuilder at Warren Heights, the fast selling condominium community, and Delaware Crossing at Morris Park, the collection of attached single-family homes for active adults.

The fast sales pace is largely attributed to the number of current renters at both communities and savvy prospects who have decided to take advantage of exceptional purchase pricing, low interest rates and limited time builder closing cost credits and move up to homeownership, indicates Marilyn Cornelia, Larken’s Director of Sales and Marketing.

“While renters have certainly contributed greatly to our sales activity, there’s also a considerable segment of the public that recognize the many avenues available at these communities that make homeownership more attainable,” Ms. Cornelia says. “For example, at Warren Heights, Federal programs such as no down payment USDA financing and the 3.5% down payment FHA financing enable buyers to become homeowners with very little money.”

To illustrate and explain just how easy it is to purchase a Larken home, the developer is hosting a home buyer seminar presented by Eventsetgo on Thursday, March 3rd which is open to the public and current renters at Warren Heights and Delaware Crossing. The workshop will focus on and detail the steps to homeownership and feature area real estate professionals such as attorney, realtor, credit expert, home inspector, financial planner and mortgage planner.

Time is running out to purchase at one of remaining condominium homes at Warren Heights which offers incredible value thanks to home prices starting from just $159,990 and special incentives and financing options.

Warren Heights boasts one-bedroom condominium homes with bonus rooms or two-bedroom residences with gourmet kitchens, formal living and dining rooms and master bedrooms offering master bathroom suites, a walk-in closet and attached sitting room.

“Each home comes with many added bonuses,” Ms. Cornelia says, “for example, all condominium residences include an additional private basement storage area in the purchase price.”

Condominium homes are also available for rent from $1,175. There are also a limited number of fully-furnished condominium homes complete with designer furniture and stylish fixtures now available for lease at Warren Heights.

Warren Heights state-of-the-art amenity package includes a clubhouse, two fitness centers, a magnificent outdoor pool, health club, basketball courts, a children’s tot lot, walking and biking trails, a gazebo, putting green, dog run and garden plots.

There’s also everyday necessities such as upscale eateries, retail outlets and professional offices adjacent to the community at Stryker’s Crossing and Stryker’s Plaza — a shopping center and medical and professional building developed in conjunction with Warren Heights.

Delaware Crossing has recorded strong activity on both the sale and rental fronts during the summer season.

Delaware Crossing features single-family attached homes for active adults priced from just $219,990 for purchase and available to rent from $1,495.00 a month. Seven distinctive floorplans are available in all with two-bedrooms, two baths in ranch designs and 2.5 baths in two-story designs, full appliance package, two-car garage and a host of premium finishes. Homes with basements are also available. A limited number of homes with “immediate occupancy” are available at Delaware Crossing.

Active adult homebuyers with a home to sell are heaping high praise on the rent-to-purchase option at Delaware Crossing at Morris Park.
Leasing activity is on the rise at the neighborhood as those aged 55 and older – many who already have a contract on their present home — are deciding to take advantage of unique program in which buyers receive a six-month rent credit back should they choose to purchase at the end of their lease terms.

Two of the community’s most popular designs – the Christie ranch and two-story Danielle – are being offered with a rent-to-purchase option. The Christie ranch is available from $1,595 a month and the Danielle is available from $1,800 a month. Both homes are appointed with upgraded cabinets, fully applianced kitchens, granite countertops, hardwood flooring and much more.

Delaware Crossing residents can indulge themselves in a wide array of activities at the magnificent heated pool, bocce and tennis courts, shuffleboard and a horseshoe court. There’s also a professionally-decorated clubhouse which offers a game room, card room and fully-equipped kitchen and fitness center complete with steam and whirlpool rooms.

Traveling is a breeze from both communities which are minutes from major highways including Routes 287, 22 and 46 and Interstates 78 and 80 which whisk commuters into northern and central New Jersey.

LARKEN SIGNS SEVEN NEW TENANTS AT HILLSBOROUGH BUSINESS CENTER

HILLSBOROUGH, N.J. – Larken Associates is reporting strong leasing activity at Hillsborough Business Center, the commercial complex surrounded by Homestead Road, Stryker Lane and Raider Blvd in Somerset County’s Hillsborough.

Seven leases have been recently signed totaling nearly 14,000 square feet at the 27-building complex of managed office style/flex warehouse and distribution facilities, according to Raider Realty, the exclusive broker for Larken Associates, developer/owner/manager of Hillsborough Business Center.

The leases range from 1,055 square feet to more than 3,000 square feet. New tenants include Flounder Brewing, BBR Limited Company, Endeavor Auto Associates, LLC, Medical Connexion Corp., Taekwondo Elite Martial Arts, Dr. D’s Best Burgers and Unistrut International Corporation.

“With businesses ranging from retail and manufacturing to storage and sales, the recent lease signings typify the type of tenants that are attracted to Hillsborough Business Center,” says Robert Marek, a Vice President of Raider Realty who served as leasing agent for all these transactions. “The complex consists of a mix of small business and corporate users drawn to the state-of-the-art suites, reasonable lease rates and central location offered here.”

The one-story, modern masonry buildings at Hillsborough Business Center are located in a park-like setting on Raider Boulevard, just off Route 206.

Tenants enjoy built-to-suit floor designs with offices and private bathrooms, separate utilities, natural gas heating systems and wet-sprinkler fire protection. Available are 18 to 20 foot clear ceiling heights, large overhead drive-in doors and tailgate loading docks and level concrete floors reinforced for heavy loads.

“Suites in the final four buildings provide some of the campus’ most desirable locations situated on a private cul-de-sac street,” says Victor Kelly, another Raider Realty vice president. “They can be designed to fit tenants’ specific needs and offer an array of upgraded features and conveniences, such as drive-in doors and loading docks.“

Hillsborough Business Center offers easy access to major thoroughfares such as Routes 287, 206, 78, 22 and 1, providing a short commute from prominent business and residential centers, as well as renowned medical facilities such as Somerset Medical Center, Princeton Medical Center and Robert Wood Johnson University Hospital — a definite advantage for health-related companies.
Larken Associates began the property’s first buildings in the 1980s. Continual expansion since then has resulted in a wide array of tenants — from users of office, warehouse, distribution and flex space to a dance center and a gymnastics school.
