Lennar Sells 15 Homes in One Weekend as Buyers Take Advantage of the New “Everything’s Included Plus” Program

The Warwick, one of eight distinctive single-family home designs available at Lennar’s award-winning Greenbriar Oceanaire active-adult community in Waretown.

Homebuyers showed their enthusiasm for Lennar’s new “Everything’s Included PLUS” program by purchasing 15 homes during the two-day Introduction & Savings events held throughout New Jersey.

Hundreds of prospective buyers came out to three of Lennar’s celebrated active adult communities on Jan. 22 and 23 – Greenbriar Oceanaire in Waretown, Greenbriar Stonebridge in Monroe and Greenbriar Fox Ridge in Rockaway Township – to learn about the new Everything’s Included PLUS program. They also toured furnished model homes and dramatic clubhouses and amenity spaces at the communities.

The new Everything’s Included PLUS program is an enhancement of Lennar’s “Everything’s Included” platform, a sophisticated program first launched in 2006 that essentially offered the national homebuilder’s most popular upgrades and features already included in the purchase price. The new Everything’s Included PLUS program takes that concept to new heights by including more upscale features and designer upgrades, such as whirlpools, granite countertops, surround sound systems and other customized finishing touches, rolled into one affordable PLUS package price.

“The results from the first weekend of the Everything’s Included PLUS program were terrific,” said Don Bompensa, President of Lennar’s New Jersey Division. “Buyers recognized that by working with Lennar, they can enjoy exceptional value while receiving all of the upgrades on their wish list in one convenient, well-thought-out package. Everything’s Included is a concept we truly believe in, and we have clear evidence that the homebuying public believes in it as well.”

The three Lennar properties in New Jersey participating in the program are from the national home builder’s Greenbriar series, which are active adult communities with expansive clubhouses that offer residents a resort-like lifestyle.

Greenbriar Oceanaire features 1,400 single-family homes spread throughout 888 rolling acres of picturesque landscape in Waretown just north of Long Beach Island. Less than 300 of the home sites remain available for sale. Eight ranch-home designs range in size from 1,900 to 3,100 square feet of living space priced from the $300,000’s. The leisurely lifestyle stems the community’s magnificent 38,000-square-foot clubhouse which offers year-round entertainment with its indoor and outdoor pools, tennis and boccie courts, a fully equipped fitness center/spa, game rooms, library, computer and craft rooms and a grand ballroom.
There’s also an Arthur Hills-designed, 18-hole championship golf course that is located completely within the community.

In Monroe Township off Exit 8 on the New Jersey Turnpike, Greenbriar Stonebridge features 946 single-family residences ranging in size from 1,659 to 3,130 square feet of living space priced from the $300s. Nine distinctive designs are available, including some with loft options, as well as “Twin” duplex designs which are priced from the $200s. Residents enjoy a 41,000 square-foot recreational facility featuring a grand ballroom, magnificent theater with stadium seating, billiards room, state-of-the-art fitness center, indoor swimming pool, two-story great room, card room, computer center and meeting rooms. Outside, residents enjoy a resort-style pool and expansive sun deck and tennis courts.

Greenbriar Fox Ridge features 336 luxury condominium residences and exciting resort-like amenities in a picturesque setting. Prices currently start in the $200s for one- and two-bedroom, single-level homes that range in size from 979 to 1,997 square feet of living. Homes in the most recently released condominium building already offer Everything’s Included PLUS features in the purchase price and offer one of the community’s best locations. The homes are located in three-story elevator buildings with secured underground parking. Residents enjoy a 16,000 square-foot grand clubhouse that features a fitness center, outdoor swimming pool, social rooms and a tennis court.

“There is something magical about waking up on Christmas morning when you are a child and seeing all of those presents under the tree,” said Michael Skea, Director of Operations for Lennar Urban’s Northeast Division. “Unfortunately, the economic reality is that not every child gets to experience that joy. That’s why we’re proud to once again support Toys for Tots in its mission to put smiles on the faces of less fortunate children who would have otherwise missed out on this holiday tradition.”

Since its inception in 1947, Toys for Tots has been collecting new toys during the months of October, November and December which are then distributed to needy children in their respective communities.

LENNAR CELEBRATES 30-YEAR TENURE OF ONE OUTSTANDING EMPLOYEE

Lennar's John Hlavacek

FREEHOLD, NJ – In 1980, John Hlavacek was hired as a New Home Consultant at the Greenbriar II active adult community in Brick Township. At the time, Mr. Hlavacek had four years experience working as a real estate agent in Wayne, N.J. Though successful up north, he had his sights set on the Jersey Shore.

“I always wanted to live down the shore, so when I was offered the position, I saw it as a chance of a lifetime,” recalled John.

Greenbriar II was one of the first communities in the Greenbriar brand which was introduced in New Jersey in 1969 by U.S. Home and later built upon by Lennar, one of the country’s largest homebuilders. Four decades later, the Greenbriar tradition of excellence, value and unmatched lifestyle experiences continues to set the standard for active adult living in New Jersey.

For Hlavacek, Greenbriar II provided an eye-opening lesson in the emerging concept of a true lifestyle community with resort-like amenities and services and luxurious home designs catering to younger, more active adults.

“I had a background in construction, so selling new homes was very exciting for me,” noted John. “I also enjoyed seeing the community’s growth and progress; watching residents move in, using the clubhouse and all the amenities and forming friendships. Watching this unfold led me to understand that we weren’t just selling shelter, but the community as a whole.”

His early realization that the Greenbriar brand was about more than just homes helped John contribute to a successful sell-out of Greenbriar II and endeared him to the homebuilder’s top executives, leading to subsequent assignments at new Greenbriar communities. However, no-one at the time would have predicted his tenure would reach 30 years and counting.

“John has been a tremendous asset to the company over the past three decades and his 30-year anniversary is a wonderful milestone for us all to celebrate,” noted Don Bompensa, President of Lennar’s New Jersey Division. “It’s a true testament to his positive attitude, tireless work ethic, honesty, integrity and the incredible level of respect and admiration he’s received from both his peers and the thousands of homebuyers he’s worked with over the years. That he joins countless others who have also been with us for extended careers says a lot about the Lennar family and gives us great pride that we’ve assembled such a stellar team of professionals who directly represent us to the home buying public.”

As an active participant in a number of new Greenbriar communities over the years, Mr. Hlavacek has enjoyed a front-row seat during the evolution of the award-winning active adult community brand.

“The Greenbriar name and what it represents has a longstanding history in New Jersey that has resonated with homebuyers, but it’s also changed with the times, and that’s made it very appealing,” says John. “When I initially began, the standard home design in active adult communities consisted of a basic ranch style with one or two bedrooms, one or two bathrooms and a one-car garage, but as the years progressed, so did the homes.

“All of a sudden, we were offering two-story residences with a loft, two-car garage and the occasional basement. Buyers were very impressed. In fact, I’ll never forget the day a purchaser commented on how much these looked and lived like ‘real homes’.”

John eventually made his way to Lennar’s Greenbriar Oceanaire community in Waretown just north of Long Beach Island, which he helped grand open in October of 2001. The award-winning community boasts 1,400 distinctive single-family homes — less than 300 of which remain available for sale — and a true resort-inspired lifestyle stemming from a 38,000-square-foot clubhouse which offers year-round entertainment with its indoor and outdoor pools, tennis and boccie courts, a fully-equipped fitness center/spa, game rooms, library, computer and craft rooms and a grand ballroom. The community also offers an Arthur Hills-designed, 18-hole championship golf course that is located completely within the community and challenges players on all levels.

“We’ve come a long way since Greenbriar II,” said John. “Greenbriar Oceanaire epitomizes Lennar’s steadfast commitment to designing and creating a country-club atmosphere for homeowners who are eagerly entering a time in their lives when it’s all about them and their enjoyment. Whether retired or not, it’s hard to walk through this community and not envision yourself living here and enjoying all that it has to offer.”

Lennar’s industry-leading innovation and expertise in the active adult community marketplace can also be found at Greenbriar Stonebridge, a community of 946 single-family residences in Monroe Township. The community features nine distinctive designs, including some with loft options, as well as new “Twin” duplex designs. A 41,000-plus square-foot clubhouse — the largest in an active adult community in the state of New Jersey — features a grand ballroom, magnificent theater with stadium seating, billiards room, state-of-the-art fitness center, indoor swimming pool, two-story great room, card room, computer center and meeting rooms. Outside, residents will enjoy a resort-style pool and expansive sun deck and tennis courts.

Greenbriar Fox Ridge is a brand new active adult community featuring 336 luxury one- and two-bedroom, single-level condominium residences; exciting resort-like amenities and a picturesque Rockaway Township setting. The homes are located in three-story elevator buildings with secured underground parking. The community, which has no affiliation with the existing Fox Hills community in Rockaway Township, will be gated and is conveniently situated amidst a breathtaking, mountainous country setting. A 16,000 square-foot grand clubhouse features a fitness center, outdoor swimming pool, social rooms and a tennis court.

What’s more, the homes — which all offer different views of the surrounding scenic landscape — are available with delivery dates starting in October, 2011, allowing homebuyers to take advantage of today’s favorable prices and historically low interest rates while providing up to a year for them to sell their current homes.

“We’ve enjoyed a terrific month of sales at Greenbriar Fox Ridge, leaving only one home available for sale in the current building with a November, 2010 delivery date,” notes Don Bompensa, President of Lennar’s New Jersey Division, which is developing the stunning 336-home luxury condominium community.

“As a result, we’ve released the new phase of homes for sale which provides the perfect opportunity for buyers to move forward with a new home purchase without the stress associated with having to quickly sell their current home.”

However, residents won’t have to travel far to indulge themselves in recreational pursuits as the community offers a 16,000 square-foot grand clubhouse which features a fitness center, outdoor swimming pool, social rooms and a tennis court.

The clubhouse is open and has quickly become a recreational hub for Greenbriar Fox Ridge residents, serving as the site for a “High Tea”, an Ice Cream Social, barbecue, a pizza party and a pot luck supper. Various card games take place on Thursdays and Fridays, while billiards games routinely break out. The community’s on-staff Activities Director plans and oversees a number of activities, while many homeowners organize their own functions and trips.

“Like all of our Greenbriar communities, Fox Ridge offers an exciting, vibrant atmosphere complemented by a variety of activities and entertainment for every taste and lifestyle,” says Mr. Bompensa.

Rockaway Township’s convenient location is served by several major highways, including Routes 80, 46, 280, 287, 10, 15, and 23. Rail transportation is available in the neighboring communities of Denville and Dover, while exciting shopping can be found at the nearby Rockaway Townsquare Mall, one of the largest and most modern shopping malls in New Jersey.

HIGHLY-ANTICIPATED RESIDENCES AT HENLEY ON HUDSON

HIGHLY-ANTICIPATED RESIDENCES AT HENLEY ON HUDSON

TO GRAND OPEN APRIL 24TH ON HUDSON RIVERFRONT FACING MANHATTAN

New Offering To Include Brand New Designs Priced From The $500,000s

WEEHAWKEN, NJ – With a dwindling number of existing single-level Penthouses and four-story Brownstones available for sale, the developers of Henley on Hudson will Grand Open the Hudson Riverfront community’s new phase of condominium homes on April 24th, 2010.

The Residences at Henley on Hudson will feature an impressive collection of brand new floorplans including the community’s first one-bedroom design at prices ranging from the $500,000s to $2 million.  The majority of the 27 residences located in a distinctive six-story building will offer expansive outdoor living spaces overlooking the Manhattan skyline and picturesque English Gardens.

Initial occupancy is scheduled for July, 2010.

“We listened to the marketplace,” says Michael Skea, Director of Operations for Lennar Urban’s Northeast Division, which is developing Henley on Hudson in joint venture with Roseland Property Company.

“While people liked our duplex condominiums and multi-level Brownstones, the majority of prospective buyers preferred single-level plans.  So we spent a considerable amount of time working with our skilled architects to create a new offering of designs that feature practical living spaces that are ideal for entertaining.”

The development team looked to capitalize on the community’s incomparable riverfront setting and the unique lifestyle it affords with open floorplans that overlook the dazzling Hudson River and Manhattan skyline from the upper floors and the quaint English Gardens from below.  Intent on appealing to a wider range of buyers, they provided opportunities starting in the $500,000s.

“We’re one of the very few communities in the region where new construction activity is taking place,” Mr. Skea points out.  “It demonstrates the developers’ commitment to capitalizing on the community’s success to this point as well as their financial capacity to build at a time when others are very skeptical to do so.  It’s a scenario that has helped build confidence in our buyers to move forward with a new home purchase.”

The Residences at Henley on Hudson offers a limited number of one-, two- and three-bedroom residences ranging in size from 881 to 3,312 square feet of living space.  The homes feature a wide range of upscale finishes and appointments, including open gourmet kitchens and solid hardwood floors.  Homebuyers may choose from a variety of designer selected custom finish palettes.  Residents will also enjoy all that Henley on Hudson has to offer, including an all-encompassing amenity offering and convenient public transportation.

The Club at Henley is a private 6,000 square-foot clubhouse featuring a club room, theater room, billiards and gaming lounge, state-of-the-art fitness center, Yoga/Pilates room and a Children’s Play Studio.   An outdoor swimming pool will be open for the summer, 2010 season.  The elegantly-designed, multi-level clubhouse combines with comprehensive Concierge services to create an at-home resort-like living experience.

“An abundance of open space has also been carefully incorporated within Henley on Hudson and throughout Port Imperial for active and passive recreation, including tree-lined walking and jogging paths and English gardens,” notes Jacqueline Urgo, President of The Marketing Directors, Inc., the community’s marketing and exclusive sales agent.

“Residents also enjoy Port Imperial’s vibrant retail offering which features boutique shops, restaurants, a gourmet supermarket and services, while the Port Imperial Ferry Terminal provides direct service to Manhattan and the Light-Rail station offers access to the PATH station and towns throughout the ‘Gold Coast.’  The result is a private, picturesque neighborhood ambiance comprising a thoughtfully-balanced offering of distinctive residential options, desirable open space, exciting shopping, dining and retail conveniences; and convenient mass transportation all hugging the Hudson Riverfront.”

For additional information on Henley on Hudson and The Residences at Henley on Hudson, please call (201) 864-7788, or visit the community’s website at www.henleyonhudson.com.   The community’s onsite Sales Center is located at 2 Henley Place and is open daily from 10 a.m. to 6 p.m.

LENNAR’S SUCCESSFUL “REAL DEAL” EVENT EXTENDED THROUH NOV. 30TH; UP TO 80,000 IN INCENTIVES AVAILABLE AT ITS NJ COMMUNITIES

Greenbriar Stonebridge, an active adult community in Monroe Township, NJ

FREEHOLD, NJ — Last weekend’s “Real Deal” event did not disappoint as buyers took advantage of considerable incentives to purchase more than a dozen homes at Lennar’s award-winning communities located throughout New Jersey.

The aggressive program drew crowds of excited buyers to the various Welcome Home Centers, many of whom were visiting the communities for the first time. With so much interest generated and a number of buyers understandably in need of a little extra time to consider their options, Lennar has decided to extend the “Real Deal” event through November 30th — the end of its fiscal year.

Once again, buyers will be able to enjoy extraordinary incentives of up to $80,000 depending on community, home type, location and delivery date.

“The ‘Real Deal’ event was designed to alleviate any uncertainties about buying a new home in today’s market, and it certainly accomplished that goal for a number of buyers who had already decided on living in one of our communities but had been on the fence about when to pull the trigger,” explains Don Bompensa, President of Lennar’s New Jersey Division.

“But it also created a tremendous amount of interest from buyers who were visiting our communities for the first time. Recognizing that they needed a little extra time before making a decision, we decided to extend the dramatic financial benefits of the program through the end of the month.”

At Greenbriar Oceanaire, Lennar’s celebrated active adult community in Waretown just north of Long Beach Island, buyers can enjoy savings from $50,000 to $80,000 on the community’s single-family homes which are priced from the $300s. Residents enjoy a resort-like atmosphere stemming from an 18-hole private championship golf course and a 38,000-sq.-ft. clubhouse.

Greenbriar Stonebridge, another active adult community located in Monroe Township, is offering incentives worth $15,000 to $48,000 on its portfolio of homes which include single-family residences priced from the $300s and new duplex homes priced from the $200s. Greenbriar Stonebridge boasts a 41,000 square-foot clubhouse — the largest recreational facility in an active adult community in the state.

Active adult buyers looking for a northern New Jersey location can also experience the Greenbriar tradition with Greenbriar Fox Ridge, a new condominium community located in a scenic Rockaway Township setting. There, the three-day Real Deal Event amounts to up to $55,000 in incentives on homes that are priced from the $200s. Residents will also enjoy a 16,000 square-foot clubhouse which is now available for tours.

Buyers can take advantage of significant savings at Lennar’s non-age-restricted communities as well. At Centreplace at Edison, 198 garden-style condominium homes, prices have been reduced to start at just $278,958 during the Real Deal event. Qualified buyers can also utilize FHA financing which requires only a 3-1/2% down payment to purchase the loft-style two- and three-bedroom homes. The community also features exceptional amenities, including a magnificent clubhouse, an outdoor pool, a state-of-the-art fitness center and a tot lot.

In Atlantic County’s Mays Landing, savings from $40,000 to $75,000 will be offered at Cedar Point, 173 single-family homes on premium wooded homesites up to two acres located near the Hamilton Mall. The community’s four-bedroom residences are priced from the $300,000s – already the best value in Mays Landing.

And in Woolwich — just 30-40 minutes from Wilmington and Philadelphia — incentives of $7,500 to $15,000 will be offered at Creek Run, a charming community featuring single-family homes ranging from 2,070 to 3,719 square feet of living space, sprawling homesites from one-to-four-plus acres and pricing starting from just the upper-$200s. What’s more, a $10,000 price increase will go into effect December 1st, 2009.

For more information on Lennar’s November 13th-15th Real Deal Sales Event and its New Jersey portfolio of communities, visit www.lennar.com.

Lennar is the second largest homebuilder in the nation, delivering 49,000 homes in 2006. The corporation was recognized as Fortune Magazine’s “Most Admired Homebuilding Company in America” in 2003 and 2004.

Amid intermittent signs that the recession may be near an end and the housing recovery is underway, joint venture partners Lennar Urban and Roseland Property Company have broken ground on a new phase of homes at Henley on Hudson at Port Imperial, the collection of European-inspired residences located along the Hudson River in Weehawken, N.J. facing midtown Manhattan.

Foundations are poured and framing is underway on the new six-story building which is expected to be completed in August, 2010.

The new construction activity reflects the developers’ vast resources and commitment to staying the course which enable them to forge ahead while other sites lay quiet around the region. It also comes in response to an increase in demand at the community marked by a flurry of recent sales which signifies an apparent awakening of the dormant market.

“We’ve witnessed a noticeable uptick in sales activity recently and are delighted to come out of the ground with this new offering of homes,” notes Michael Skea, Director of Operations for Lennar Urban’s Northeast
Division. “We’ve had 54 closings to date which have translated to an active residential neighborhood fueled by social interaction and a strong sense of community.”

Henley on Hudson features 164 homes in all including classic multi-level brownstones, expansive condominium residences and luxurious penthouses featuring from 1,716 to 3,744 square feet of living space at prices ranging from $1.35 million to $2.6 million.

The four-story Brownstones were designed to represent the traditional urban multi-level architecture commonly seen in upscale Manhattan streetscapes. Homes feature-grand layouts with private entrances, two-car garages, private elevators and soaring living spaces.

Weehawken Mayor & Wells Fargo Professional To Speak At Event From 10-12

WEEHAWKEN, N.J. – Public interest is building for a unique Homebuyer Wealth Building Seminar featuring Weehawken, NJ Mayor Richard Turner and Wells Fargo industry veteran Sean Thomson. The informative event will be held on Saturday, March 28th from
10:00 am to 12:00 p.m. at Henley on Hudson, the distinctive collection of European-inspired homes located within Port Imperial along the Hudson River waterfront in Weehawken.

Sponsored by Lennar Urban, the seminar will provide an insightful analysis of today’s historic real estate marketplace, including an in-depth look at where mortgage rates are heading and what programs are available to buyers. Real estate experts will also address the unlikelihood of a future potential dip in the market through a demonstration on the lack of inventory in the northern New Jersey submarket.

In addition, Weehawken Mayor Richard Turner will detail his vision for the continued development of Port Imperial South, a stretch of waterfront property that already features spectacular homes, a ferry terminal with service to Manhattan, a Light Rail station, a riverfront walkway, and a 14-acre park featuring tennis, softball, soccer and football fields. Henley on the Hudson is only the second residential community being built in Port Imperial South. Future plans for the property, which include mid-rise condominium buildings and a vibrant urban setting with fine dining establishments and boutique shops, will also be discussed.

Those interested in attending the event, which will be held in The Club at Henley, can register by visiting www.henleyonhudson.com or calling (201) 864-7788.

“These are historic times, but also confusing times, and we know the public is hungry for real information about what opportunities are available today and how to best take advantage of the current conditions,” notes Michael Skea, Director of Operations for Lennar Urban’s Northeast Division, which is developing Henley on Hudson in partnership with Roseland Property Company.

“This seminar will give prospective buyers the facts they need as they consider making important decisions about their future and illustrate how real estate has historically remained the bedrock of investment.”

In addition to benefitting from the vast knowledge and years of experience of these two respected individuals, those in attendance will also be able to experience Henley on Hudson’s outstanding 6,000 square-foot clubhouse, which includes a stately club room for reading, relaxing or entertaining; a theater room, billiards and gaming lounge, a state-of-the-art fitness center, a Yoga/Pilates room and a Children’s Play Studio – all in an unparalleled setting that boasts breathtaking panoramic views of the Manhattan skyline.
