SUMMERFIELDS IN SOMERSET COUNTY’S FRANKLIN TOWNSHIP SOLVES THE QUESTION OF “OWN VS. RENT

SOMERSET COUNTY, N.J. – The age old question of “own vs. rent” is being solved for many young professionals and growing families at Summerfields, a collection of non-age restricted, Energy-star single-family homes in the prestigious Somerset section of Franklin Township.

The suburban neighborhood has recently completed an incredible sales year, drawing heavily from renters in luxury residential buildings on New Jersey’s Hudson River “Gold Coast” looking to take advantages of the many benefits of homeownership, yet remain within close proximity to the area’s major urban areas.

“Several factors have contributed to make this community a desirable choice for first-time homebuyers,” says Sales Manager Sally Christie. “Affordable pricing starting from the $300,000s combined with historically low interest rates making monthly mortgage payments comparable to what many are paying in rent at high-end apartment buildings from Ft. Lee to Jersey City.

“Add in the considerable space offered in these homes, a suburban location in one of central New Jersey’s most sought-after Townships and the expected appreciation of their home value and it’s easy to see why so many are deciding to invest in a new residence and lifestyle at Summerfields.”

The trademark of Summerfields has been its high level of activity with nearly 70 homes sold since last spring. In addition to its strong sales pace, the community has also recently begun welcoming its first residents, meaning the transformation into a lived in neighborhood is well underway.

“We’re also completing two new models, the Essex and Sussex,” says Ms. Christie. “We expect these to be fully decorated and open within the next two months. Once completed, these homes will join our existing merchandised Mercer model to provide visitors a comprehensive look at the exceptional living spaces, dramatic elegance and considerable value found in each Summerfields home.”

Summerfields features three- and four-bedroom residences developed under strict guidelines set by the U.S. Environmental Protection Agency. The homes include energy-saving features that make them environmentally-sensitive and significantly more efficient than typical homes while providing greater comfort and lower energy bills.

Seven single-family designs are offered at Summerfields, including the Sussex, a four-bedroom, 3 ½ bath design that includes a first-floor master bedroom or “in-law” suite. Homes range from approximately 2,000 to approximately 3,400 square-feet of space.

In addition to the magnificent homes, residents of this quaint neighborhood will benefit from on-site recreational and social amenities, including an optional clubhouse facility with fitness center, outdoor pool and tot lots, as well as walking and biking paths.

“Homeowners will also have the added benefit of residing in Somerset County which includes some of the state’s most treasured natural recreational resources, including the historic Delaware-Raritan Canal where activities such as fishing and canoeing can be found,” says Ms. Christie. “And there are several other leisurely-pursuits available at Somerset County’s many golf courses, gardens, museums, art exhibits and parks including Colonial Park located right in the Summerfields neighborhood which includes a 1.4 mile fitness paracourse, three fishing ponds, softball field and the Lois Howe Nature Trail.”

Summerfields’ location offers easy access to major highways such as Route 287, the Garden State Parkway and the New Jersey Turnpike, allowing residents to quickly reach the business, shopping and entertainment districts throughout the region, including Princeton, New Brunswick, New York City and Newark Airport. The community is also minutes from public transportation at the New Brunswick Train Station.

Summerfields is next in a long line of distinguished and award-winning residential communities developed by Premier Development in the Somerset section of Franklin Township, recently the highest ranked New Jersey town in Money Magazine’s “Best Places to Live” and one of the best municipalities in which to reside in the country.

“Summerfields follows in the footsteps of our successful communities in Somerset such as our fast-selling Canal Walk active adult neighborhood which is directly across the street and our Cedar Manor community located nearby,” Ms. Christie adds. “This distinct region of the Township has proven to appeal to homebuyers seeking the ideal small-town, suburban environment without sacrificing close proximity to major commuter highways and the popular business centers of central and northern New Jersey.”

Homebuyers Find Unmatched Value in Standard Amenity Package at Summerfields

The sales momentum at Summerfields continues to build with more and more homes being reserved each and every week at the collection of non-age restricted, Energy-star single-family residences in the prestigious Somerset section of Franklin Township

The unprecedented interest in the second housing phase is being fueled by the incredible value offered at the distinctly-suburban community which enables buyers to get the most home for their money. Summerfields has unquestionably separated itself from the competition with homes loaded with upscale interior appointments as standard features and offered at exceptional pre-construction prices starting from the mid-$300,000s.

Included in the purchase price are a full basement, gourmet kitchen with 42″ cabinets, granite countertops. Stainless Steel appliance package and ceramic tile flooring, landscape package, 9’ foot first floor ceilings and lavish master baths with separate tub and stall shower in most models.

“The value created by out pre-construction pricing has made Summerfields one of the best new home investments in central New Jersey,” says Sales Manager Sally Christie. “However, we can’t offer the pre-construction price structure forever, meaning those interested in taking advantage of these great savings are encouraged to act quickly.”

The latest phase of colonial-style homes at Summerfields includes the Sussex, a brand new five-bedroom, 3 ½ bath design that includes a first-floor master bedroom or “in-law” bedroom suite. In all, seven single-family designs are offered at Summerfields, ranging from approximately 2,000 to approximately 3,400 square-feet of space.

Developed under strict guidelines set by the U.S. Environmental Protection Agency, the homes at Summerfields will include energy-saving features that make them environmentally-sensitive and significantly more efficient than typical homes while providing greater comfort and lower energy bills.

Summerfields Setting the Bar for New Home Sales in Somerset County

Summerfields in Somerset County is quickly off to a record breaking sales pace with several homes already reserved in its recently-released second phase of non-age restricted, Energy-Star single-family residences.

The impressive buyer interest follows in the footsteps of the community’s initial offering of 32 homes which is nearly sold-out shortly after its release to the public, according to Premier Development, which is developing Summerfields in the prestigious Somerset section of Franklin Township

Much of the success can be attributed to the incredible value provided by the pre-construction pricing now being offered at the community. Homes are priced from the mid-$300,000s and include an unparalleled standard features package with full basement, gourmet kitchen with 42″ cabinets, granite countertops. Stainless Steel appliance package and ceramic tile flooring, landscape package, 9’ foot first floor ceilings and lavish master baths with separate tub and stall shower in most models.

The latest phase of colonial-style homes also includes a brand new five-bedroom, 3 ½ bath design that includes a first-floor master bedroom or “in-law” bedroom suite.

“Summerfields is separating itself from the competition in the central New Jersey housing market,” says Michael Sommer, Senior Vice-President of Premier Development. “Nowhere else can today’s homebuyers find a community which offers a great suburban location and homes which are not only affordably-priced, but also come complete with a long list of upscale interior appointment included in the purchase price.

“However, our pre-construction pricing can’t last forever, meaning those who want to maximize value are encouraged to act quickly.”
Developed under strict guidelines set by the U.S. Environmental Protection Agency, the homes at Summerfields will include energy-saving features that make them environmentally-sensitive and significantly more efficient than typical homes and provide greater comfort and lower energy bills.

Six single-family designs will be offered at Summerfields, ranging from approximately 2,000 to approximately 3,400 square-feet of space.

Canal Walk Selling Briskly in Somerset County’s Franklin Twp.

A combination of desirable assets are responsible for the brisk sales which have positioned Canal Walk in Somerset County at the top of New Jersey’s active adult marketplace.

Prominent among these factors is market driven pricing still being offered at the suburban neighborhood which enables buyers to receive an incredible amount of home for their money, reports Premier Development, which is developing Canal Walk bordering the historic Delaware-Raritan Canal in Franklin Township, recently ranked the highest New Jersey town in Money Magazine’s “Best Places to Live” and one of the best municipalities in which to live in the country.

MEYERHOFFS REALIZE TRUE MARKET VALUE AT CANAL WALK ACTIVE ADULT COMMUNITY IN SOMERSET COUNTY

SOMERSET, NJ –Jerry and Marion Meyerhoff were quick to realize current market conditions have created unique advantages for today’s homebuyers. The North Edison couple — who had a home to sell, but still wanted to benefit from the competitive pricing and value being offered at many new home active adult communities – knew now was still the time to buy if they wanted to get the most home for their money.

“Everything is relative,” says Mr. Meyerhoff, a public account. “If you decide to sell at a lesser price in a down market, you’ll also have to realize you’ll be purchasing your new home at a reduced price so it equals out.

“We put our former split-level home in North Edison on the market one-year later with the expectation we’d get less money for it. We realized if we could get $550,000 for our home at the height of the market, if we purchased a brand new home in today’s buyers market at a much lesser price, even if we got just $450,000 for our home, we’d still have more than enough money to make the switch to a residence that better suited our lifestyle needs at Canal Walk. Any more would be a gift. We ended up extremely fortunate with our decision.”

For the many homebuyers like the Meyerhoffs looking to take advantage of the current market conditions and purchase a brand new home at competitive pricing, Canal Walk — the active adult community being developed by Premier Development along the historic Raritan-Delaware Canal in Somerset County’s Franklin Township – has been the perfect match. The suburban neighborhood rolled out a new pricing structure last year that adds considerable value and great savings to new home purchases.

The Meyerhoffs, who had lived in a single-family home in North Edison for 38 years, had been visiting friends at Canal Walk for the more than two years, each time stopping in the sales office to receive an update on the community’s status. The couple knew they wanted to eliminate the daily hassle of climbing stairs and begin enjoying the advantages of one-level living, but were having difficulties finding a home that fit their needs.

“We were looking for a single-family home with a basement,” Mr. Meyerhoff recalls. “We visited almost every active adult community in the state, but most either didn’t offer them or provided walk-out basements with plenty of steps, something we were trying to eliminate.

“We always found ourselves coming back to Canal Walk and speaking with the sales representatives who were the nicest, most patient and helpful we’d encountered in our new home search. Having been familiar with the neighborhood already and comfortable with the friendly sales staff, when Canal Walk introduced its ranch models with ground level basements in the Reserve neighborhood, we unquestionably knew we found our new home.”

The Meyerhoffs quickly acted quickly and purchased their home despite a pending economic recession. And while it was a nervous decision, the couple moved into their new home in the Reserve at Canal Walk in late September and are already incredibly pleased with their choice.

“In the beginning, I didn’t want to move from North Edison and was a little nervous, but now I’m glad I did,” Mr. Meyerhoff says. “I’m not an expert on construction so I brought in my own home inspector. His first thought when he walked into the basement was ‘this home has been built very well.’ It was very comforting to hear how impressed he was and knowing we purchased a residence that was in great shape.”

Sales velocity has reached an unparalleled level at Canal Walk with interested prospects lured by competitive pricing, upscale homes, five-star on-site amenities and spectacular location in Somerset County’s Franklin Township, which was the highest ranked New Jersey town in Money Magazine’s recently published “Best Places to Live” and one of the best municipalities in which to live in the country.

CLOSINGS UNDERWAY WELL AHEAD OF SCHEDULE AT NEW ENCLAVE BUILDING AT CANAL WALK

SOMERSET, NJ –  Premier Development has announced closings have begun on the newest upscale building in the Enclave at Canal Walk, a collection of lavishly-appointed  residences located within this popular active adult community bordering the historic Delaware and Raritan Canal in Somerset County’s Franklin.

The move-in dates are well ahead of the projected development schedule, offering further proof Canal Walk is defying the odds and setting the bar for today’s active adult communities.

The announcement comes as sales activity in the overall Canal Walk community continues at an extremely impressive pace, exemplifying the fact today’s active adult buyers are ready, willing and able to purchase homes that offer the unrivaled value, high quality and resort-like lifestyle they’re looking for

“At Canal Walk, we’re experiencing a very different response than what’s typical of the current market ,” says George Adinolfi, Sales Manager for Premier Development, which is developing Canal Walk bordering the historic Delaware and Raritan Canal.  “Our buyers recognize the incredible value that is available here thanks to a reduced pricing structure introduced last year and are acting on it quickly, resulting in a steady steam of sales dating back to last year.

“In fact, those hoping to also take advantage of this never-before-offered opportunity should visit our sales center soon.  While Premier Development has remained committed to the reduction, we can’t sustain these prices much longer, meaning an increase can be expected soon.”

Demand at Canal Walk has been so strong, additional homesites at the community have been released for sale. In the Enclave, heightened buyer activity has resulted in the current sell-out of the community’s best-selling Andover, Bayberry and Cambridge designs in its initial condominium buildings, allowing the developer to offer for sale additional floorplans in the third housing section.  The homes are pre-construction priced from $237,900.   At the Reserve, a collection of Energy Star Certified detached single-family homes, demand has been equally as strong and prompting the release of  additional  homesites for immediate sale.

Residences at the Enclave range in size from 1,500 square feet to more than 1,760 square feet. Six magnificent two-bedroom housing designs are offered featuring spacious and open floorplans, large living rooms, gourmet kitchens with Corian™ countertops and GE™ appliances and huge amounts of cabinet and pantry space, nine foot ceilings, hardwood entry foyer flooring, master bedroom suites have large walk-in closets and lavish master baths with ceramic tile floors, seated showers and oversized soaking tubs.

Homes in the elevator buildings also offer outdoor space and balconies, as well as indoor parking.

The Reserve at Canal Walk is highlighted by  two distinctive designs – luxurious ranch-style residences which include the newly-introduced Concord model priced from just $357,900 and two-story homes priced from $439,900.

“We also have a limited number of Reserve Energy Star homes available for ‘Quick Delivery,” Mr. Adinolfi points out. “These three-bedroom, three bath residences with two-car garage feature numerous options and upgrades packaged in an attractive all-inclusive price starting at $529,900.”

Construction is well underway on two new model homes at the Reserve.  Once completed, the models will join five existing models at the community.  Some of the largest single-family designs are featured in the Ranch homes which offer up to approximately 2,500 square feet, two-and three-bedroom, 2 to 2.5 baths, and are located on oversized homesites.  The residences are also being offered with new feature packages that will provide buyers with more interior options and more flexibility than ever before.

The new homes boast upscale standard appointments such as nine-foot first floor ceilings, hardwood flooring, convenient gas fireplaces and large eat-in kitchens with 42” cabinets, granite countertops and a full GE™ appliance package, including a self-cleaning range, space-saver microwave, dishwasher, refrigerator and washer and dryer.

Sumptuous master bedroom suites include tray ceilings and a master bath with a soaking tub and separate shower with built-in seat.  The homes also include plenty of storage space which is always a major consideration for active adults.

In addition to the Ranch designs, a number of upscale two-story homes in the Reserve  provide many of the same standard features as the ranch homes, as well as staircases with oak treads and dramatic oak railings.

“Both home styles provide incredible comfort and lower energy bills than similar homes because they are being developed under strict guidelines set by the U.S. Environmental Protection Agency,” says Mr. Adinolfi.

Canal Walk also offers a selection of townhomes priced from $320,800 and providing “quick” occupancy dates.

The impressive homes at Canal Walk are only enhanced by its resort-inspired, country club lifestyle that is unrivaled by any comparable active adult community in central New Jersey.  Highlighting the well-rounded, activity-rich environment is a private 32,000 square-foot clubhouse — the Premier Club at Canal Walk — which is one of the largest and most amenity-rich in the state.   Featured inside are a heated pool and whirlpool, a spa with steam room, sauna and a fully-equipped fitness room. There’s also a library, crafts room, billiards room and separate men’s and women’s card rooms.  In addition, a business center, banquet hall and lounges are available.  Tennis, bocce courts and a putting green are adjacent to the refreshing outdoor pool and spa. Additional services include a beauty salon and a massage and wellness center.

THIRD CONDO BUILDING RELEASED FOR SALE AHEAD OF SCHEDULE AT CANAL WALK ACTIVE ADULT COMMUNITY IN SOMERSET COUNTY

SOMERSET, NJ – Strong sales activity has prompted Premier Development to release the third phase of condominium homes for sale at The Enclave at Canal Walk, the exclusive collection of luxury residences rising in the popular active adult community in Somerset County’s Franklin Township.

High buyer interest resulted in the complete sell-out of the community’s best-selling Andover, Bayberry and Cambridge designs in its initial condominium buildings, allowing the developer to release additional floorplans in the third housing section well ahead of schedule. Homes are pre-construction priced from $234,900.

“Buyers have snapped up the Enclave condominium homes in short order since we introduced them at reduced pricing less than a year ago,” says George Adinolfi, Sales Manager for Premier Development, which is developing Canal Walk bordering the historic Delaware and Raritan Canal.

“We’ve completely exhausted our inventory of our most popular floorplans months ahead of when we expected, allowing us to move up both the release of these homes, as well as the planned construction which is now underway with deliveries expected as early as June instead of the original anticipated date in August.”

Following in the footsteps of the Enclave, the Reserve at Canal Walk also continues to report impressive sales pace. The Reserve is a collection of Energy Star Certified single-family homes highlighted by two distinctive designs – luxurious ranch-style residences which include the newly-introduced Concord model priced from just $357,900 and two-story homes priced from $439,900.

“Demand for these homes has been equally as strong and we’ve released an addition 15 homesites for immediate sale,” Mr. Adinolfi indicates. “We also have a limited number of Reserve Energy Star homes available for ‘Quick Delivery.’ These three-bedroom, three bath residences with two-car garage feature numerous options and upgrades packaged in an attractive all-inclusive price starting at $489,900.”

The new homes boast upscale standard appointments such as nine-foot first floor ceilings, hardwood flooring, convenient gas fireplaces and large eat-in kitchens with 42” cabinets, granite countertops and GE™ appliances, including a self-cleaning range and space-saver microwave.

Adinolfi.
Canal Walk also offers a selection of townhomes priced from $304,900 and providing “quick” occupancy dates.

CANAL WALK ASSOCIATES BEGINS RENOVATION OF HISTORIC BRIDGE TENDER’S HOUSE ON DELAWARE-RARITAN CANAL

Premier Development Has Begun Renovations of the East Millstone Bridge Tender’s House

SOMERSET, NJ – With an eye towards enhancing the historical significance of the famed 70-mile linear Delaware-Raritan Canal State Park in central New Jersey, Canal Walk Associates, LLC – a wholly-controlled affiliate of Premier Development — has begun the restoration of a 19th Century Delaware and Raritan Canal Bridge Tender’s House located approximately ½ mile from its Canal Walk active adult community on Schoolhouse Road in Somerset.

The renovation of the historic House – which lies on property owned by the State of New Jersey and is overseen by the New Jersey Department of Environmental Protection and the Delaware and Raritan Canal Commission – will include considerable structural improvements and extensive exterior and interior upgrades, according to Michael Sommer, Senior Vice President of the Westfield, N.J.-based Premier Development, which is investing significant capital to fund the restoration project.

Estimated to be completed in three-to-four-months, the reconstruction is now underway after several years of careful planning, designing and permitting.

Once completed, the house – originally used as a home for those whose job it was to open the swing bridge when canal boats came through – is expected to be available for public viewing with the possibility of future office space, serving as yet another historical marker along the Delaware-Raritan Canal and towpath which are part of the National Recreational Trail System.

“We’re pleased to have the opportunity to restore the East Millstone Bridge Tender’s House, a reminder of days gone by that has unfortunately fallen into disarray with broken windows, collapsing chimneys and graffiti after years of neglect.” Mr. Sommer says.

“Countless hours of diligent planning and working closely with the Town, Delaware-Raritan Canal Commission and New Jersey state officials have culminated in the exciting start of this renovation project and we look forward to bringing an important glimpse into the history of the Delaware-Raritan Canal to reality.”

Canal Walk is a neighborhood of nearly 1,400 homes for active adults situated in Somerset County’s Franklin Township and directly linked to the Delaware-Raritan Canal through community walking trails which have been laid out to connect with sections of the historic canal that have been preserved as public open space

Spread across its 300-acre site, Canal Walk features an eclectic mix of housing types, including single-family residences, townhomes and condominiums.

The central gathering destination of Canal Walk is a private 32,000 square-foot clubhouse — the Premier Club at Canal Walk — which is one of the largest and most amenity-rich in the state. Featured inside are a heated pool and whirlpool, a spa with steam room, sauna and a fully-equipped fitness room. CANAL WALK STARTS 2010 WITH A BANG FOLLOWING STRONG FINISH TO 2009

A single-family home at the Reserve at Canal Walk

SOMERSET, NJ – 2009 was undoubtedly one of the most successful selling sales year to date at Canal Walk thanks to brand new housing designs and value-packed reduced pricing. This incredible success has quickly translated into a flurry of development activity to start the New Year at the active adult community in Somerset County’s Franklin Township.

Construction is moving along swiftly on the large number of homes purchased at the popular community during the second half of 2009 and residents are buzzing with excitement as they prepare to welcome their new neighbors, according to George Adinolfi, Sales Manager for Premier Development, which is developing Canal Walk bordering the historic Delaware and Raritan Canal
