New Jersey’s Real Estate ICONS

The Garden States commercial real estate business has a long and vast history and an even brighter future.

Neither, however, would be possible without the efforts of individuals who helped shape—and continue to influence—the market. Here’s a look at some of the people who have become regional household names in the industry.

It’s said there wouldn’t be a Hoboken without the Barry family. After all, that’s where, in 1970, brothers Joseph and Walter Barry founded Applied Housing Co. and embarked on revitalization projects that cemented the firm’s reputation as an innovative large-scale urban developer.

Some 30 years after Applied’s founding, brothers David and Michael Barry continued that legacy, forming Ironstate Development, which owns and manages more that 6,000 residential units with $1 billion in projects in the pipeline. As co-president (with Michael) of both Applied and Ironstate, its development arm, Barry has spearheaded some of the state’s largest revitalization projects, including the Shipyard and W Hoboken Hotel & Residences in Hoboken; Port Liberte in Jersey City; and Pier Village in Long Branch, now in its third phase. Barry is also a member fo the boards of the New Jersey Apartment Association and Fortress Investment Group LLC, a global investment manager with an estimated $40 billion in assets as of 2010.

As managing partner of Roseland Property Co., Carl Goldberg is quickly becoming identified with Morristown, where Roseland has opened three new properties in recent years, including the luxury 40 Park building off the town’s historic Green. Last summer, Hartz Mountain Industries bought a stake in Roseland – a move that locals consider a testament to Goldberg’s knowledge of multifamily real estate. Before founding the firm in 1994, he spent his entire real estate career with Bertram Associates, a prominent regional homebuilder he joined in 1979. Goldberg is part president of the Community Builders’ Association and, until January, was chariman of the New Jersey Sports and Exposition Authority, focusing on the redeveloment of the Meadowlands.

MORRISTOWN, N.J – Dr. Avi Nahum and Jean Holloway were enjoying life in a beautiful condo in one of Minneapolis’ most desirable, pedestrian-friendly neighborhoods when Mrs. Holloway was offered a job with a medical technology company in New Jersey. Award-winning 40 Park Helping Transform Downtown Morristown

Morristown, N.J.—Four years ago, the former Epstein’s Department Store in downtown Morristown, N.J., was given new life as 40 Park, an upscale, mixed-use development featuring more than 200 luxury condominiums and rental residences, 66,000 square feet of retail space and an 800-space public parking garage.

In the years since, 40 Park has exerted a transformative impact on Morristown, helping deliver an energetic new vibe to the venerable central business district. The result? Recently, 40 Park was recognized as one of New Jersey’s best downtown location projects, when it captured the coveted Silver Award at Downtown New Jersey’s annual award ceremony.

It was only the most recent in a string of awards the development has snagged since its spring, 2008 unveiling. The Community Builders and Remodelers Association of New Jersey, the New Jersey Builders Association and the National Association of Home Builders (NAHB) have all conferred awards upon 40 Park. Among them was the NAHB’s “Community of the Year” designation, which the organization presented to 40 Park in 2010.

Sited steps from mass transit and other shopping and entertainment venues, this dynamic live-shop-dine destination was conceived and executed by a public-private partnership made up of Roseland Property Company, Woodmont Properties, the Morristown Partnership and the Morristown Parking Authority.

The development’s seven-story, 130-unit rental component, The Metropolitan at 40 Park, has remained 100 percent leased ever since it debuted. Part of the reason is that its level of amenities, service and conveniences had not before been available to renters in Morristown. Experiencing comparable success has been the project’s 76-home luxury condominium building, 40 Park, which overlooks Morristown Green and has attracted buyers with large and spectacular residences, luxury amenities and upscale services.

The effort to conceptualize and bring to fruition the development resulted from a team effort involving myriad public and private entities, notes Debra Tantleff, vice president of development at Roseland Property Company. “As a development partnership with deep roots in Morristown through some of our other successful developments in town, we have a sincere appreciation for this cherished neighborhood. Morristown: Revolving Around the Green

Morristown, N.J., has a rich Revolutionary War past and streets lined with Federal and Victorian homes. Its more recent history has included a downtown revitalization that has drawn young residents for its easy access to Manhattan and a lively restaurant scene all near the town center’s known as the Morristown Green.

Morristown is located in Morris County about 30 miles west of Manhattan with a commute time a little under an hour to Penn Station on New Jersey Transit’s Midtown Direct service. Morristown’s downtown train station has been one of the biggest factors that have fueled the town’s growth.

In 1999, Morristown was among the first towns in the state that qualified for New Jersey’s Transit Village program that gave planning and financial assistance for new development near transportation hubs. That in part helped jump start the town’s renewed urban expansion.

Since then, several condo and rental developments have been built near the Morristown Green and with them dozens of restaurants ranging from upscale steakhouses to ethnic bistros.

One of the biggest new additions to Morristown’s downtown occurred at the site of the old Epstein’s Department Store, which was razed and replaced with a 76-unit condominium complex called 40 Park that opened in 2010.

The building has private parking, a recreation center with billiards and flat-screen televisions, a lounge with a catering kitchen and a gym. The units have built-in surround speakers, cherry or walnut floors and views of the Morristown Green. There are 12 units remaining there ranging in price between $800,000 and $2.2 million.

Another major addition in town has been the redevelopment of the Vail Mansion into condominiums. The structure previously served municipal offices, but had been vacant for years before two new wings were added and a total of 36 condos were built.

The building now has concierge service, a media theater and fitness center. A 2,442-square-foot, two-bedroom condo is on the market there for 995,000.

There are also new rental buildings that have gone up in downtown. The Highlands at Morristown Train Station recently opened and has 217 units. The building has a parking garage, pool and fitness center. Monthly rents range between $1,791 and $3,250.   READ MORE AT THE WALL STREET JOURNAL.COM

Real estate developers see future growth in high-end, rental residential projects

In the years since the real estate bubble collapsed, developers have looked long and hard at what projects they have in the pipeline. They study the market and in meetings ask, Could we see our plans through? Should we modify them? Start over?

One segment that is starting to see a revitalization, industry leaders said, are the high-end rental apartment buildings in urban downtown areas throughout the state near public transportation options and with extensive amenities. The projects are cropping up in popular towns along the Hudson River waterfront, but also now include areas like New Brunswick, Harrison, Morristown, Woodbridge and Lyndhurst.

In October, Roseland Property Company broke ground on RiverTrace, a $120-million, 316-unit luxury rental building in West New York that is part of the sprawling, waterfront Port Imperial development. Work Begins on RiverTrace on NJ Side of the Hudson

 West New York, N.J.—Roseland Property Co. has broken ground on RiverTrace, a 316-unit rental building within the Port Imperial master-planned district in West New York, one of the towns directly across the Hudson River from Manhattan. Port Imperial is a 200-acre mixed-use community along the Hudson River waterfront that will ultimately include 6,000 residences and 80,000 square feet of retail space.

The $120 million RiverTrace, financed by UBS, will include studios, one-, two- and three-bedroom rental units. Amenities will include a concierge, club room, billiard room, cold storage, fitness center, yoga room, theater, children’s play room, golf simulator and pool. Initial occupancy is slated for the fall of 2013.

The project counts as transit-oriented, located close to ferry service to Manhattan, as well as light rail and bus service. The developer is also stressing the project’s views overlooking Manhattan from the New Jersey Palisades.

RiverTrace is the second residential project at Port Imperial that Roseland Property has broken ground on recently. In early November, the company also began construction of a new 36-unit condominium building at Henley on Hudson in Weehawken, in partnership with Lennar Urban.

It seems to be an auspicious time to develop rental properties in northern New Jersey. Cushman & Wakefield predicts that multifamily rental vacancies in that part of the state will end 2011 at 2.4 percent, a pre-recession level. During the first three quarters of 2011, apartment rents in the market have increased 1.2 percent. Hudson County—which includes the Port Imperial district—has the highest average rent in northern New Jersey, notes Cushman & Wakefield. Monthly rents currently average $2,614.
