Plan for population growth in our cities rather than suburban, rural towns

40 Park, the seven-story mixed-use development that replaced Epstein's Department Store on the Green, is part of the downtown living renaissance in Morristown.

When it comes to planning and redevelopment, New Jersey is friendlier to the environment than many states.

After decades of uninterrupted suburban sprawl, we have come to recognize that our small, densely populated state cannot sustain this sort of growth any longer without doing grave damage to our environment, our economy and our quality of life.

We have created unique regional planning entities in the Meadowlands, Pinelands and Highlands to preserve and protect fragile ecosystems from over-development.

We have adopted a State Development and Redevelopment Plan that, while not mandatory, encourages growth in areas where infrastructure already exists and discourages it elsewhere.

We are blessed with an extensive transit network that offers a convenient alternative to automobile use for hundreds of thousands of daily commuters.

All levels of government — state, county and local — have purchased large parcels of open space and protected them from development.

Our air and water are measurably cleaner than they were a generation ago, many of the unsightly and odiferous landfills that once dotted the New Jersey landscape have been closed, capped and sealed and some of the nation’s worst toxic waste sites have been cleaned up and put to productive re-use.

Part of being environmentally friendly is figuring out the best way to accommodate the constant population growth that is experienced in New Jersey. Scores of communities, large and small, have adopted smart-growth principles and plans, revitalizing their downtowns, converting abandoned industrial properties into thriving mixed-use developments and taking advantage of their location along one of New Jersey’s commuter rail lines to catch the new wave of transit-oriented development.

Some of these activities have been hampered in recent years by the financial crisis and its unfortunate aftermath. The ailing economy has stalled building activity, including many redevelopment plans that have been proposed or approved but now sit in abeyance for lack of funding.  READ MORE >>>

A Rising Rental Market in the North

It appears another housing boom is under way, but just for rentals.

In northern New Jersey, where several big new buildings opened in the last few months, agents are describing the pace of leasing as “incredible” and “vigorous,” words that haven’t been used about the for-sale market in about five years.

One-, Two- and Three- Bedroom Waterfront Homes Now Available at Pre-Construction Prices

 WEEHAWKEN, NJ – Officials from Roseland Property Company, Lennar Urban and the Township of Weehawken broke ground on a new Henley on Hudson waterfront condominium building on Nov. 1 within the Port Imperial mixed-use development in Weehawken, NJ.

Weehawken Mayor Richard F. Turner addressed the crowd of more than 50 people at the beginning of the ceremony, stating that the township’s active partnership with both Lennar and Roseland has helped economic development flourish in that part of town, to the benefit of all Weehawken residents.

“In this economy, to have any economic development at all is a tremendous accomplishment,” Mayor Turner said. “At Port Imperial, the master plan is moving along quickly. We are preserving open space, we are making long-term economic progress and we have Roseland and Lennar to thank for that.”

The new four-story, 36-residence condominium building is rising along the Hudson River waterfront and will boast spectacular Manhattan skyline views. The elegantly-designed, single-level homes will range in size from 912 to 1,722 square feet of living space at pre-construction prices starting in the $500,000s. Initial occupancy is scheduled for May, 2013. The community’s Welcome Home Center began taking deposits on the new homes last week and a number of residences have already been sold.

The new condominium is coming to market following the sell-out of earlier phases of single-level homes, Penthouses and multi-story brownstones at Henley on Hudson. Already completed is a private 6,000 square-foot clubhouse with a club room, theater room, billiards and gaming lounge, state-of-the-art fitness center, Yoga/Pilates room, Children’s Play Studio and an outdoor, resort-style infinity pool.

Situated within Port Imperial, the 200-acre, $2 billion master-planned community that stretches two miles along the Hudson River, Henley on Hudson takes full advantage of its vibrant and convenient waterfront setting. Port Imperial’s nearby Shops at Riverwalk has evolved into a dynamic and animated riverfront destination featuring such dining, shopping and conveniences as Son Cubano, A&P, Starbucks, Gionnone Wines, Floris Nail & Spa, Ben & Jerry’s, Riverwalk Cleaners and Wells Fargo.

The new development at Port Imperial will benefit not only new home buyers, but also all Weehawken residents, according to Mayor Turner. Revenue and tax ratables from the development can be used to offset property taxes. Also, approximately 40 percent of the land in Port Imperial has been set aside as open space and the developers are creating new public walkways, parks and monuments at their own expense.

“In Weehawken, we have some people who want to see nothing but development and some people who want to see nothing but open space,” Mayor Turner said. “This plan strikes the right balance. We have just the right mix of open space and development.”

The new Henley on Hudson residential building will be completed in about 18 months, with the first closings scheduled for May, 2013. With the original condo building sold-out, public anticipation and demand for new homes at the community has been high for months.

CITY OF WEEHAWKEN UNVEILS 9/11 MEMORIAL ON HUDSON RIVER WATERFRONT

Steel Tridents Salvaged from the World Trade Center Honor Victims and Heroes of 9/11

 WEEHAWKEN, NJ – The crowd of more than 200 people that gathered on the banks of the Hudson River in Weehawken, N.J. on Wednesday, September 7th, included many important dignitaries, from local mayors to legislators to Attorney General Paula T. Dow. But it was two pieces of steel that served as the center of attention.

The massive steel tridents salvaged from the World Trade Center site rest above an infinity pool in Weehawken’s Port Imperial development and stretch majestically skyward, against the backdrop of the Hudson River and New York City skyline. Weehawken Mayor Richard F. Turner unveiled them on Wednesday as part of the city’s official 9/11 memorial.

“These steel tridents – two of the 13 that survived the wreckage – will forever symbolize the connection between Weehawken and the World Trade Center,” Mayor Turner said, referencing the five residents who lost their lives in the attacks and the many others who came to the waterfront to help victims who were evacuated from Lower Manhattan.

“More than 60,000 people were evacuated to Weehawken on that day. Volunteers brought food and water and came together in a time of need. Most Americans will always be able to look back and remember where they were on the morning of Sept. 11, 2001. Weehawken residents will remember more clearly where they were that afternoon.”

Attorney General Dow spoke on behalf of Governor Chris Christie, praising communities like Weehawken that grew stronger in the face of a tragedy. Other dignitaries, such as U.S. Rep. Albio Sires (D-13) and State Sen. Brian P. Stack, spoke on behalf of their constituencies. Members of the Weehawken Fire Department, Weehawken Police Department and Port Authority of New York and New Jersey were also on hand.

Mayor Turner wound down the ceremony by reading the names of all five Weehawken residents who perished on 9/11. A bell tolled after each name was read and a bagpiper played “Amazing Grace”. The Weehawken High School Marching Band concluded the ceremony on a less somber note with its rendition of “God Bless America”.

The memorial was constructed by Roseland Property Company, the Master Developer of Port Imperial, which also built the riverfront walkway as part of its public/private development partnership with the City of Weehawken.

Construction of the memorial began in April at no cost to taxpayers. The two 8’ x 30’, 50,000-pound tridents were salvaged by the Port Authority and donated to Weehawken shortly after plans for the memorial were approved. The area surrounding the memorial will be a pocket park where people can enjoy the riverfront breeze or sit and reflect on the events of 9/11.

“Weehawken will forever be linked to the rescue efforts of 9/11,” Mayor Turner said. “We will remember this site as a place where people came together to help other people.”

In spite of gray skies and eventual rain, roughly 200 people crowded under two tents along Weehawken’s waterfront this morning for the unveiling of The Hudson Riverfront 9/11 Memorial, on Port Imperial Boulevard off Pershing Road.

A host of state and local officials, including Weehawken Mayor Richard Turner, Hoboken Mayor Dawn Zimmer, state Attorney General Paula Dow, Rep. Albio Sires, D-West New York, Union City Mayor and state Sen. Brian Stack, attended the 11 a.m. dedication ceremony.   READ MORE >>>
