Maple FieldsTOWN OF WALLKILL — Preliminary construction of roadways has begun to make way for nearly 200 town houses on 104 acres of fields and woods off Schutt Road and Genung Street.

Baker Residential advertises Maple Fields, the project off of Genung and Schutt, as a luxury town-house community priced in the mid- to high $200,000s. Amenities are to include a swimming pool, clubhouse, playground and a half-basketball court, said Brett Tinney, vice president for sales.

Attached two-car garages, breakfast nooks, and formal dining rooms are among the construction features.

Town of Wallkill records show that Baker initially wanted to build as many as 256 units, but that was whittled down by the Planning Board to 196 units on 104 acres, much of which was fallow farm land. There will be entrances from Schutt and Genung, according to the plans, with bus shelters at both locations.

The project will be the second in the town by Baker Residential, which in 2007-08 built Woodside Knolls off of Cottage Street, a mix of single-family houses and town houses totaling more than 250 units. The company also is approaching completion of The Grove in New Winsdor, a near-200-unit town-house development that stalled under a previous developer. Baker lowered prices to the mid-$200,000s from the $300,000s charged by the previous builder.

Adjacent to the Maple Fields site lies a 65-acre wetlands that will go undeveloped.

The project will generate about $245,000 of parkland fees from the builder that will go toward the town’s capital recreation projects such as the recreation center being built at Circleville Park, Supervisor Dan Depew said.

Traffic flow was a key concern of the town, Depew said. That led the Planning Board to hinge approval of the project on the builder’s construction of a roundabout at Genung and Schutt, a rare roadway feature in the region. The intersection, which also includes Airport Road, now has four-way stop signs.

“I think it will deal with what’s already a congested area without a traffic light,” Depew said of the roundabout.

Tinney, the Baker sales executive, said more than 200 people have registered for an informational meeting about the project. The builder expects to have a model unit ready by early next year for what’s expected to be a three-year project.
