A YEAR’S WORTH OF SUCCESS AT ALEXAN CITYVIEW ON BAYONNE WATERFRONT

BAYONNE, N.J. – Trammwell Crow Residential will celebrate the one-year anniversary of Alexan CityView with more than 225 leases signed at the upscale collection of 544 rental homes rising on a sprawling waterfront site at the Peninsula at Bayonne Harbor.

The unrivaled leasing pace over the last 12 months places the impressive offering of luxurious apartment homes and resort-inspired amenities at the top of the list of successful Hudson County rental communities and signifies the vision to create the premier residential, retail and entertainment destination along New Jersey’s “Gold Coast” at the Peninsula at Bayonne Harbor is unquestionably underway.

“People might be surprised to learn of the tremendous success we’ve experienced at Alexan CityView despite economic concerns and a challenging real estate market,” says Richard Murphy, Managing Director of Trammell Crow Residential. “It’s a true testament to not only our ability to offer the kind of homes and lifestyle renters desire, but also the public’s strong belief in the overall plan and prospect for additional development at the Peninsula as the market begins to rebound.”

The major contributor to the year-long leasing success at Alexan CityView is its ability to provide Manhattan-style living complete with five-star recreational amenities and services and incredible New York City views at monthly rents lower than those found at comparable area communities.

Rents at Alexan CityView begin from $1,635 per month for studio, one-, two- and three-bedroom apartments. A selection of townhomes also is available with rents starting at $3,550.

In addition to the impressive leasing numbers, more than 150 residents have already moved in and are enjoying their new lifestyle at Alexan CityView. The developer recently released the second upscale apartment building which offers a 100% smoke-free environment, the first of its kind in New Jersey and nearly unheard of in the New York Metropolitan marketplace, an appropriate addition to what is the largest LEED-Certified multifamily development in the United States.

Housing a variety of one-, two- and three-bedroom residences, the new section offers stunning direct views of the waterfront and Manhattan skyline, as well as a number of new apartment designs offered for the first time at Alexan CityView, including residences with oversized curved windows that maximize the waterfront views. Initial occupancy for the new apartments is scheduled for April.

The hallmark of Alexan CityView is the community’s dramatic 9,000 square-foot WiFi-enabled clubhouse which features a fully-equipped fitness center with children’s playroom, indoor half basketball court, executive business center, media lounge and club with billiards, tabletop shuffleboard, teaching kitchen and numerous HDTVs. Outside, a magnificent heated pool and sundeck can be found. Residents can also take advantage of a 24-hour virtual concierge service and controlled-entry enclosed parking garage.

“A neighborhood dog park is now open and plenty of open green space with well-manicured courtyards will be added as development progresses,” adds Karen Kossow, Vice President of Sales and Marketing for Kettler Management, which is handling leasing and property management services for Alexan CityView. “What’s more, a shuttle is available to whisk residents to and from Alexan CityView to the 34th Street Hudson Bergen Light-Rail Station and Grove St. PATH Station which offers easy access into New York City.”

Situated on an expansive 297-acre site along New York Harbor, Alexan CityView offers panoramic views of Manhattan, the Verrazano Bridge and the spectacular Bayonne Golf Club. The community’s location offers easy access to the New Jersey Turnpike and Routes 78 and 440 and is just minutes from the Holland Tunnel.

The meticulously-designed apartments provide the utmost in modern luxury and appeal. Many apartments offer private courtyard balconies and terraces, expanding the elegant living areas and maximizing the spectacular views offered by the waterfront location. Generous closet space and nine-foot ceilings are provided in the living areas.

Upscale finishes and appointments include kitchens with stainless steel ENERGY STAR® appliances, Granite countertops, Chef’s islands or breakfast bars with pendant lighting and European-inspired flat-panel cabinets with stainless pulls. Bathrooms offer ceramic tile tub surrounds, Vanity-width mirrors and Moen® fixtures. Residences also include an individual washer and dryer and available high-speed Verizon Fios phone, cable and internet.

CANAL WALK ASSOCIATES BEGINS RENOVATION OF HISTORIC BRIDGE TENDER’S HOUSE ON DELAWARE-RARITAN CANAL

Premier Development Has Begun Renovations of the East Millstone Bridge Tender’s House

SOMERSET, NJ – With an eye towards enhancing the historical significance of the famed 70-mile linear Delaware-Raritan Canal State Park in central New Jersey, Canal Walk Associates, LLC – a wholly-controlled affiliate of Premier Development — has begun the restoration of a 19th Century Delaware and Raritan Canal Bridge Tender’s House located approximately ½ mile from its Canal Walk active adult community on Schoolhouse Road in Somerset.

The renovation of the historic House – which lies on property owned by the State of New Jersey and is overseen by the New Jersey Department of Environmental Protection and the Delaware and Raritan Canal Commission – will include considerable structural improvements and extensive exterior and interior upgrades, according to Michael Sommer, Senior Vice President of the Westfield, N.J.-based Premier Development, which is investing significant capital to fund the restoration project.

Estimated to be completed in three-to-four-months, the reconstruction is now underway after several years of careful planning, designing and permitting.

Once completed, the house – originally used as a home for those whose job it was to open the swing bridge when canal boats came through – is expected to be available for public viewing with the possibility of future office space, serving as yet another historical marker along the Delaware-Raritan Canal and towpath which are part of the National Recreational Trail System.

“We’re pleased to have the opportunity to restore the East Millstone Bridge Tender’s House, a reminder of days gone by that has unfortunately fallen into disarray with broken windows, collapsing chimneys and graffiti after years of neglect.” Mr. Sommer says.

“Countless hours of diligent planning and working closely with the Town, Delaware-Raritan Canal Commission and New Jersey state officials have culminated in the exciting start of this renovation project and we look forward to bringing an important glimpse into the history of the Delaware-Raritan Canal to reality.”

Canal Walk is a neighborhood of nearly 1,400 homes for active adults situated in Somerset County’s Franklin Township and directly linked to the Delaware-Raritan Canal through community walking trails which have been laid out to connect with sections of the historic canal that have been preserved as public open space

Spread across its 300-acre site, Canal Walk features an eclectic mix of housing types, including single-family residences, townhomes and condominiums.

The central gathering destination of Canal Walk is a private 32,000 square-foot clubhouse — the Premier Club at Canal Walk — which is one of the largest and most amenity-rich in the state. Featured inside are a heated pool and whirlpool, a spa with steam room, sauna and a fully-equipped fitness room. There’s also a library, crafts room, billiards room and separate men’s and women’s card rooms. In addition, a business center, banquet hall and lounges are available. Tennis, bocce courts and a putting green are adjacent to the refreshing outdoor pool and spa.

Additional services include a beauty salon and a massage and wellness center.

25 LUXURY CONDOS BACKING UP TO FOREST PRESERVE OFFERED IN APRIL 29TH CLOSE-OUT AUCTION BY SHELDON GOOD & CO.

One-To-Four-Bedroom Homes in Willow Springs, IL Will Be Sold At Minimum Bids Up To 43% Below Original Prices

WILLOW SPRINGS, IL — 25 residences at Market Street West, a 60-unit luxury condominium building backing up to a forest preserve in Willow Springs, IL, will be sold during a special one-day event on Thursday, April 29th by Sheldon Good & Company, a Racebrook Portfolio Company (www.sheldongood.com).

The auction sales event is scheduled for April 29th to allow both first-time and repeat homebuyers to take advantage of the expiring Federal Tax Credit that offers up to $8,000 to purchasers who sign a contract by April 30th and close by June 30th, 2010.

The final residences in the distinctive five-story, brick stucco and stone exterior building will be sold subject to minimum bids from $129,000 — up to 43% below the original asking prices that ranged up to $542,000.

The one-day, outcry auction will be held at the Westin Lombard Yorktown Center, located at 70 Yorktown Shopping Center, Lombard, IL. Registration begins at 6:00 p.m., with the auction commencing at 7:00 p.m. The residences may be viewed during onsite inspections from April 10th through April 28th from 12:00 p.m. to 7:00 p.m. on Tuesdays, Wednesdays and Thursdays, and 11:00 a.m. to 2:00 p.m. on Saturdays and Sundays.

“The value proposition is exceedingly high as buyers have three significant economic factors working in their favor,” notes Craig Post, Director of Sales of Sheldon Good & Company.

“The decision by the developer to utilize the auction process will result in considerable savings that are passed onto the buying public though discounted auction pricing. Second, the fact that we’re holding the auction prior to the expiration of the Federal Tax Credit will enable buyers to take advantage of up to $8,000 in additional savings. Finally, because Market Street West is FHA approved, winning bidders can purchase a new home with down payments as low as 3.5%. It’s a unique scenario that should prove beneficial to both the buyers and seller.”

The homes at Market Street West feature a variety of distinctive one-, two-, three and four-bedroom floor plans — some with dens — ranging in size from approximately 950 to 2,600 square feet of living space. Standard kitchens feature designer cabinets and stainless steel GE® appliances, while elegant baths offer oak cabinets, Moen® faucets, cultured marble tops and ceramic tile floors. Some homes also offer large walk-out terraces or balconies for extended living space. In addition, homeowners enjoy an outdoor swimming pool and the convenience of enclosed parking.

“Perhaps the community’s most desirable amenity is the forest preserve located across the street,” notes Mr. Post. “Part of the I & M Canal National Heritage Corridor, the preserve offers homeowners direct access to miles and miles of mature trees, lakes and ponds, bike trails and jogging paths.”

Market Street West is also conveniently located adjacent to the Willow Springs Metra station and close to I-294 and I-55, making for an easy commute into the City.

Sheldon Good & Company to Conduct One Day Auction For
Upscale Residences at Popular European-Inspired Community

DENVER. CO – Twelve upscale residences at Flying Horse, a master-planned, residential community located in the northeast corner of Colorado Springs, CO, will be sold during a special one-day real estate auction on May 23, 2010 by Sheldon Good & Company, a Racebrook Portfolio Company.

The homes include eleven single-family residences in The Village of Sonoma — a courtyard neighborhood within Flying Horse — as well as The Residence at Toscano, a magnificent 10,000 square-foot-plus, custom-designed single-family home.

Two homes in the Villages at Sonoma are guaranteed to be sold subject to minimum bids from $395,000 which is up to almost 50% off of the original asking prices, according to Jim MacDonnell, Executive Managing Director at Sheldon Good & Company, the nation’s leading real estate auction firm.

The auction will take place in the Thomas Blake Ballroom at the Club at Flying Horse located at 1880 Weiskopf Point, Colorado Springs, CO. “We have decided to sell these limited number of homes and we are being very aggressive in our approach,” notes Dan Winter, Executive Vice President of Classic Homes, the community’s developer. “This is a one-day opportunity to reduce our inventory, and we urge buyers not to miss out.”

Classic Homes elected to utilize the auction process as the best possible method to accelerate sales of its existing inventory at Flying Horse.
“As a result, we’ve created an extraordinary opportunity for the buying public to enjoy considerable savings by purchasing a luxurious home in an established community at auction prices,” says Sheldon Good’s MacDonnell

“The developer’s choice to use this process is further evidence that in today’s climate, well-conceived and executed real estate auctions can be effective during various stages of a program, from closing out a development to accelerating an existing campaign.”

The eleven residences in the Village of Sonoma include Ranch and two-story designs — two of which are model homes. Included in the offering are two 3,832 square-foot Ceretto ranch designs; two 4,577 square-foot Rutherford ranch designs; a 4,905 square-foot two-story Sequoia, a 5,803 square-foot two-story Baystone, a 4,800 square-foot Oakville and a 3,993 square-foot Fieldbrook floorplan.

Situated directly on the private 18-hole Tom Weiskopf Signature Golf Course, the one-of-a-kind Residence at Toscano estate was inspired by the detailed architecture of the Tuscan Hillside and blends perfectly with its natural surroundings with a stone, brick and stucco exterior façade, and a driveway lined by landscaped retaining walls leading to a formal fountain and covered entryway.

Spectacular interior spaces include a Grand Entry Foyer leading directly to a well-appointed stone gallery. The main living area features a gourmet kitchen, formal dining room and family room, as well as a master-bedroom suite with a lavish master bath, multi-level closet, sitting room, carpeted retreat room and multiple decks. There’s also guest suites, billiards room, home theatre, bar and wine grotto, parlor, chef’s office, children’s game room and outdoor living room and dining area. Outside, multiple covered terraces and decks allow residents to embrace the outdoors and enjoy spectacular views of the Golf Course.

The minimum bid for the estate is $2.6 million — an exceptional value of 41% off of its original asking price of $4.4 million

The Residence at Toscano represents the opportunity to acquire a unique trophy property in one of Colorado’s greatest settings,” says Mr. MacDonnell. “It’s the ideal situation for those seeking an elegant and graceful primary home or a private vacation or summer getaway.”

Homeowners at Flying Horse receive the added benefit of residing in a community known for its five-star amenities. Members of the onsite Club at Flying Horse enjoy an 18-hole signature golf course and European resort-style Golf Clubhouse, and a world-class Athletic Club and Spa with tennis, aquatics, gymnasium, spa services, family and fine dining, private dining, meeting facilities, fitness training and wine tower.

THE SAFFRON IN DOWNTOWN JERSEY CITY RECORDS MILESTONES

76-Home Condo Building Nearly 40% Sold; First Homeowners Have Arrived

JERSEY CITY, NJ – The Saffron in downtown Jersey City is quickly making headlines with significant milestones being recorded daily at the upscale collection of 76 luxury condominium homes located just two blocks from the Grove St. PATH Station.

A strong attraction to the luxury, value and affordability being offered in the boutique building and the continued desire to reside in this dynamic urban setting has spurred significant buyer activity, resulting in nearly 40% of its condominium homes sold since sales opened earlier this year, according to its developer, Fields Development Group.

In the past several weeks alone, sales have seen a considerable uptick at The Saffron as buyers rush to purchase its “Immediate Occupancy” condominium homes before the end of the federal tax credit, which offers up to $8,000 for qualified first-time buyers and $6,500 for those who own a home for at least five years if they purchase by April 30th and close by June 30th.

The noteworthy announcements do not end there, points out James Caulfield, Jr., a principal of Fields Development Group. The Saffron has also celebrated the arrival of its first homeowners over the past several weeks – an important milestone signifying the building’s transition into an active, lived-in community.

“This is a very exciting time at The Saffron as the building begins to fulfill its promise of becoming a unique and sought-after residential address in this celebrated Hudson County city,” Mr. Caulfield says. “Our initial occupants have arrived and we expect more to join them each and every week.

“As a result, visitors to our on-site sales center can now obtain a comprehensive look at The Saffron with a first-hand account of both the elegance and grace of our model homes and the building’s bustling and close-knit urban environment – a combination that has had strong appeal to buyers looking for Jersey City’s best housing value.”

One-, two- and three-bedroom residences housed in the two five-story Saffron buildings are initially priced from the low-$300,000s. Immediate occupancy is available.

“Here, homebuyers will discover new-construction, well-conceived floorplans complemented by cutting edge finishes, desirable outdoor space and convenient enclosed parking at a price point that is far below what’s found at new developments in the area,” Mr. Caulfield says.

“What’s more, our monthly maintenance fees are close to $500 less than comparable competition, with one-bedroom homes starting at $149 a month and two-bedrooms starting at $208. And buyers will certainly appreciate our location in the heart of downtown Jersey City just steps from the PATH Station and myriad of dining, shopping and nightlife options; and minutes from the bustling waterfront.”

The Saffron is being made even more attractive to homebuyers thanks to the added value of a five-year tax abatement and its impending approval from the Federal Housing Administration (FHA) which will allow qualified purchasers to take advantage of FHA financing that requires as little as 3.5% down.

Situated at 217 Newark Avenue, The Saffron’s two five-story condominium buildings are connected by a central lobby and complemented by a central courtyard and rooftop terrace. There’s also 3,500 square feet of ground floor retail space and 50 enclosed parking spaces. The main lobby entrance is located on Newark Avenue to provide easy access to the many cultural, entertainment and business opportunities in downtown Jersey City.

One-, two-and three-bedroom homes range in size from 675 square feet to roughly 1,200 square feet of living space and offer modern and trendy interior elements such as man-made stone countertops, custom white high-gloss cabinets, bamboo hardwood flooring, custom ceramic tile baths, stainless steel appliances and designer fixtures. In addition to the courtyard and rooftop decks, building amenities include a roof lounge with seating and flat screen television and an extensive fitness center.

Designed by Mark Gould Architects, the buildings feature an elegant brick façade with glass and corregated metal accents. Inside, homes rival those found in historic brownstones, townhomes and upscale condominiums in Brooklyn. Most of the residences feature outdoor spaces such as private terraces.

“The Saffron is an appealing alternative to the high-rise condominium buildings that line the Hudson River,” says Marco Tartaglia, Realtor at Boutique Realty, exclusive sales and marketing agent for The Saffron. “The developer has taken elements of the classic exterior architecture and interior designs that define notable neighborhoods such as Williamsburg and Bedford-Stuyvesant and incorporated them into these buildings to create a living experience that exudes urban charm.”

For more information on The Saffron or to visit the building’s furnished model homes, please call 888-9-SAFFRON or visit www.saffronjc.com.
