FULLY-APPROVED RESIDENTIAL SITE & MARINA IN UPSTATE NY SCHEDULED FOR APRIL 18 SEALED-BID AUCTION

GREENE COUNTY, NY – Two exceptional real estate parcels in Upstate New York’s rustic Greene County — an approved waterfront development site for luxury townhouse-style condominiums and boat slips for 52 vessels — are scheduled to be offered at auction on August 18th by Sheldon Good & Company Auctions Northeast, LLC, America’s leading real estate auction marketing firm.

The auction will be a sealed-bid format, with prospective purchasers able to bid on either one or both properties, according to the national real estate auction firm. The suggested opening bid for each parcel is $250,000, the company adds, with a $25,000 certified or cashier’s check required to buy.

Both parcels are conveniently located in Catskill, a charming village in the heart of the desirable Hudson Valley less than two hours from Manhattan and just minutes from the New York State Thruway and 30 minutes from Albany, reports Lawrence Samberg, Managing Director of Sheldon Good & Company.

“This area is part of the once-popular Catskills vacation destination,” notes Mr. Samberg, “and still offers an abundance of wildlife, outdoor recreational pursuits and some of the country’s most spectacular scenery. Greene County is also a great place to live and work, with officials focused on improving the quality of life for its residents, facilitating the creation of high-quality jobs, generating new investment in its communities and offering a business-friendly environment.”

The developmental parcel is ideal for the builder or developer seeking a prime waterfront site as it offers one of Catskill’s few remaining waterfront locations with immediate access to the Hudson River, Mr. Samberg points out. Located at the mouth of Catskill Creek, just off the Hudson River, this site is the final phase of a successful luxury townhouse-style condominium community.

“Site plan and Attorney General approvals are in place to build ten additional townhouse-style luxury condominiums on Catskill Creek,” he indicates. “All utilities are in place, including natural gas, city water, and sewer.”

The unique boat slip property also offers immediate Hudson River access and great income generating potential — 52 deep water boat slips and over 1,000 linear feet of main walkway featuring Ipe Brazil ironwood decking. Slips range in size from 32-to-40 linear feet. The gross potential income is $120,000.

Potential purchasers and their experts (contractors, engineers, etc.) are invited to inspect the properties during three scheduled inspection dates on July 30, August 6 and August 11, though appointments for other dates can be scheduled. On-site inspections are by appointment only and must be scheduled at least 48 hours in advance. The sealed-bid deadline is 4:00 p.m. on August 18th.

A detailed Bidder’s Information Packet is available at a cost of $50 and contains specific information related to the properties, the auction, and the terms of sale. “The purchase of a Bidder’s Information Packet is a requirement to bid in the sealed bid event,” Mr. Samberg points out.
