New Paulus Hook Rental Building Weathers Storm With Virtually No Ill Effects
JERSEY CITY, N.J. – Madox, the new eco-friendly rental building in downtown Jersey City, is on pace to welcome its first residents in early December despite the widespread impact Hurricane Sandy had on the region.
Fields Development Group, developer of the new eight-story building in the City’s historic Paulus Hook neighborhood, reported only minor issues caused by the storm. As a result, prospective renters who sign leases through the end of the November preview period will be able to move into their new luxury apartment in just a few short weeks.
“Other than minimal water damage sustained in the lobby which was quickly repaired, the building weathered the storm exceptionally well,” notes James Caulfield, Jr., a principal of Fields Development Group. “As a result, we’ll be ready to start moving in residents in early December.”
Nearly a dozen residences have already been leased at Madox during the preview period, a number that is expected to rise dramatically as the 131-unit building approaches its official grand opening date. In addition to conventional leases, short-term leases with a minimum length of four months will be offered, providing a level of flexibility, in particular, to area residents who were displaced by Hurricane Sandy.
A “VIP Launch Party” event will be held at Madox on Thursday, December 6th. The exciting night will provide interested prospects a firsthand look at the well-appointed apartment homes, incredible amenities and eco-friendly design of the building. Those interested in attending can add their name to the VIP List at Madox by RSVPing at http://madoxvipparty.eventbrite.com or visiting www.madoxapts.com.
Situated at 198 Van Vorst Street in Paulus Hook, Madox will offer residents a desirable, urban neighborhood setting boasting charming tree-lined streets dotted with historic brownstones and an eclectic array of local shops and restaurants. Several waterfront marinas border the neighborhood, while nearby Liberty State Park offers a green oasis for active and passive recreation, including miles of walking, biking and jogging paths, endless open space and spectacular views of the Manhattan skyline, Statue of Liberty and Ellis Island.
“The location and proximity to Manhattan are fantastic,” says Mr. Caulfield. “PATH Trains and high speed ferry service to New York City are just a few blocks away, while the Light Rail conveniently takes riders through popular Gold Coast destinations such as Jersey City and Hoboken.”
Madox features a mix of studio, one- and two-bedroom residences with some one-and two-bedroom homes also offering dens, a significant advantage for young couples looking to start a family or single professionals hoping to add a roommate without increasing their monthly rents by fully upgrading to a larger size apartment.
Initially priced from around the $1,800s, the well-designed residences at Madox offer from 480 to1,312 square feet of luxury living space complemented by high-end amenities and finishes. Found throughout the homes are custom hardwood floors, 9’ceiling heights, washer/dryer in every home, and master baths with custom vanities and tile. Gourmet kitchens feature custom 42” cabinetry, stainless steel appliances, gas cooking, Caesarstone countertops, tile floor and backsplash, and designer lighting and fixtures.
An exciting suite of onsite amenities will help foster a close-knit, family-friendly environment. Residents will enjoy a keyless entry system, 24-hour doorman, state-of-the art gym, a lobby lounge with a library, business center and communal technology table with iPad Station, iMac and PC; and a residents’-only lounge with children’s play area, yoga room, kitchenette, two TVs and more.
Social interaction will continue outside with a landscaped courtyard featuring a children’s play area, café seating and benches; two common 8th floor terraces and a common roof deck with hammocks, natural gas fired BBQ, fire pit, lounges for sun bathing and magnificent views of NYC, the Statue of Liberty and an active marina. Valet garage parking and bicycle storage will also be available.
Madox is also on schedule to earn the first LEED certification for a residential building in Jersey City. Green elements incorporated into Madox include a PV Solar Array and vegetation on the roof, electric car charging stations, and systems to reduce water consumption by over 45% and energy consumption by 14%. The building will also be under contract for at least two years to provide 35% of its electricity from renewable sources, and will be a 100% smoke-free environment.
