Upscale Six-Story Building First Residential Development To Receive LEED® Platinum Certification in Hoboken, NJ
HOBOKEN, NJ – Bijou Properties announced today that Edge Lofts, its new luxury rental building in Hoboken, N.J., has been awarded LEED® Platinum certification from the U.S. Green Building Council (USGBC) for achievement in green homebuilding and design.
Located at 1405 Clinton Street, the six-story building is the first Hoboken residential development to achieve LEED® Platinum certification — the highest level in USGBC’s LEED for Homes program.
“It is a great honor to be recognized by the USGBC and to become LEED-Platinum certified,” says Lawrence Bijou, managing partner of Bijou Properties. “Edge Lofts has been designed and built to raise the bar for sustainable design and building practices in Hudson County and beyond. It is an excellent example of how urban buildings can promote a cleaner, healthier lifestyle for residents while positively impacting the environment. We’re proud of this important achievement which reflects the company’s dedication to green building leadership.”
Designed by Marchetto Higgins Stieve Architects, Edge Lofts features a distinctive brick- and-glass exterior. The south façade will be covered by a living wall of ivy to provide thermal, acoustical and aesthetic benefits, while architectural sunshades reduce direct sun absorption at the southern corners. The building’s 35 residences — which are fully leased — include fresh air filtration systems, open cell spray foam insulation for maximum air and moisture control, superior sound insulation, zero VOC paint, reclaimed antique oak flooring, kitchen and bathroom tiles made with recycled contents, and Frigidaire Energy Star® appliances. The building is also Energy Star® Certified and is a 100% smoke-free environment.
Additional amenities and services include a virtual doorman system, a 2,500 square-foot landscaped common terrace, a residents’ lounge with WiFi, flat screen TV, kitchenette and wet bar and a children’s play area; a package room for deliveries and cold storage area, bicycle racks and an on-site parking garage. Edge Lofts also features 1,250 square feet of ground floor retail space, as well as dedicated artist and gallery space.
The team of professionals that worked on Edge Lofts includes developer Bijou Properties, LEED Consultant Steven Winter Associates, MEPS Engineer Dagher Engineering, and Structural Engineer Cates Engineering.
