Madison Hawk to Auction Two Lender-Owned East Coast Residential Developments

FishkillNEW YORK — Madison Hawk, a national real estate firm and industry leader specializing in Structured Accelerated Sales, will conduct sealed bid auctions for two large real estate parcels in premier eastern United States locations.

The sealed bid deadline for the offerings will be Thursday, September 24th, 2015.

Included in the separate auctions are permit-ready residential home sites in the Avalon South subdivision in Brunswick County, North Carolina and 238 acres of continuous land in the Dutchess County, N.Y. Town of East Fishkill.

The Avalon South offering will feature 126 fully improved and ready-to-build lots, and 39 lots approved for future development.  The purchase will also include an estimated $500,000 in escrow to be used towards the completion of the community’s infrastructure.

avalonSeveral of the home sites in the portfolio offer premium lake or pond-front locations within Avalon South, a well-located development on the Rt. 211 corridor in Brunswick County.  The neighborhood boasts a 16-acre lake, as well as other water features and wooded areas to create a serene and scenic environment.

“This is an ideal opportunity for developers and investors to acquire lots in an existing residential community,” says Jeffrey Hubbard, President of Madison Hawk.  “This portfolio consists of ready-to-build homes sites that will allow the purchasers to immediately establish a presence in this booming coastal destination, which is drawing retiring baby boomers and ‘snow birds’ south in large numbers.”

Ideally situated 30 minutes south of Wilmington and 45 minutes northeast of Myrtle Beach, Avalon South is located within miles of the pristine beaches and recreation of the Atlantic Coast and minutes from the culture and history of nearby Wilmington.  The community is also four miles from St. James, a popular retiree community which boasts countless gold courses, tennis courts, swimming pool and the Oak Island shoreline.

WaltonIn East Fishkill, N.Y., Madison Hawk is offering Lake Walton, a large tract of suburban wooded land with 45-acre private lake.  The versatile property can be developed into smaller lots, used as a large private family estate or held for conservation.

Situated just 65 miles north of Manhattan, Lake Walton was previously approved for 94 single-family homes.  The property is adjacent to the Dutchess Rail Trail and is border by other residential developments, including the Hopewell Glen development.

“Rarely does an opportunity for 238 contiguous acres in an infill location present itself,” Hubbard noted regarding Lake Walton.

Lake Walton is located in New York’s historic Hudson Valley near Route 84 and the Taconic State Parkway, providing a short commute into the business, entertainment and cultural epicenters of New York City.   Dutchess County itself borders the Hudson River and is home to some of New York’s natural treasures with hiking, fishing, gardens, golfing and more.

On-site inspection for both of the Avalon South will be available on September 9th and 16th at 10 a.m., and Lake Walton will be available on September 9th and 15th at 10 a.m.   Sealed bids should be sent to the New York City offices of Madison Hawk Partners, LLC, 575 Lexington Avenue, Suite 4017, New York, NY 10022.
