Revitalization continues in Harrison as retail, apartment complex opens


2015-12-18_13-26-47Another mixed-use redevelopment project has reached completion in Harrison, marking the latest step in the longtime plan to transform the town’s formerly industrial waterfront.

The latest project, a 329-unit apartment complex known as Harrison Station 330, was opened recently by Ironstate Development Co. and the Pegasus Group. In a news release, the developers said the amenity-rich, luxury rental community also has 9,600 square feet of street-level retail space.

The property sits one block from Harrison’s PATH station and is the third phase of a development plan by Ironstate and Pegasus. The first two phases have already added 275 apartments, more than 20,000 square feet of retail space and a 138-room Element hotel to the 1.2-square-mile Hudson County town.

Once completed, the overall development will include 2,250 residences and 80,000 square feet of retail space, in addition to the hotel, the news release said.

“Our company’s core business is rooted in revitalization; recognizing an area’s untapped potential; and creating the necessary elements for a vibrant, urban lifestyle experience,” Michael Barry, president of Ironstate Holdings LLC, said in a prepared statement. “In Harrison, that meant building a neighborhood around the existing PATH station with new apartments, socially interactive amenities, a lively streetscape of shops and dining, and a boutique hotel with a restaurant and bar.

“We’re thrilled to now introduce the latest offering of residences, which will continue to shape this new neighborhood while providing an exciting alternative to more expensive options in Jersey City and Hoboken.”

For Harrison, the project advances what has been an effort of more than 15 years to redevelop 250 acres along the Passaic River, which became home to blighted warehouses and manufacturing buildings. Hopes of redeveloping the area have faced several roadblocks, including the economic downturn, but have attracted the support of nearly a dozen developers and seen several projects completed in recent years.

“Our goal has always been to create a vibrant mixed-use community in Harrison in the same vein as Hoboken and Jersey City that respects the local fabric,” said Richard Miller, a principal with The Pegasus Group. “The pedestrian-friendly design and easy access to mass-transit service has clearly appealed to professionals and those interested in the New Urbanism lifestyle.”
