Homebuyers stimulated by the recent release of the second housing phase at Sterling Estates are snapping up its estate-style single-family residences in quick order.
A flurry of summer sales activity has yielded five homes sold at Sterling Estates in the past four weeks alone, reports developer Sterling Properties. The accelerated buyer interest has led to a complete sell-out of the initial housing section at the intimate collection of 41 residences rising in the Lehigh Valley’s Lower Nazareth Township.
Several reasons can be attributed to high sales velocity, according to Nick Hollenbeck, Sterling’s Director of Sales and Marketing. Topping the list is the popularity of the community’s “Quick Delivery” residences with homebuyers relocating to eastern Pennsylvania.
“We’re seeing a high number of prospects who want all the benefits of a new construction home, but can’t wait the typical 10-12 months for their residence to be built,” he says. “Some are relocating to the area for employment opportunities. Others simply want to be residing in their new home in time for the start of the upcoming school year in the sought-after Nazareth Area School District
“They’re turning to the ‘Quick Delivery’ residences at Sterling Estates which provide faster delivery dates, yet still include the designer interior finishes and luxury appointments of a brand new home.”
With just 15 homes offered in the second housing phase, a strong desire to be one of the first to purchase in the newly-released offering is also a strong contributor to the sales surge. Each of Sterling Estates’ eight four- and five-bedroom housing designs are offered in the newest section, priced from an affordable $399,000. The premium homes lie on 1-acre plus lots, with many backing up to wooded terrain to provide a considerable amount of privacy and peacefulness.
Among the available inventory of homes are several of the widely-popular “Quick Delivery” residences, including a single-floor ranch home priced at $449,900 and a four-bedroom, 2.5 bath Evergreen design, starting at $399,000.
Residences at Sterling Estates range from 2,500 to 3,600 square feet. Homes include upscale features such as 2½ -3½ baths, two or three-car garages luxury designer kitchens, expansive and open living spaces, first-floor nine-foot ceilings and hardwood flooring.
Sterling Estates has appealed to both local Pennsylvania buyers moving up from smaller single-family residences and townhomes, as well as young families from central New Jersey looking west to receive more home for their money.
The tranquil and rustic environment at Sterling Estates is created by a residential address in the heart of Northampton County and surrounded by natural treasures and a wealth of outdoor recreational activities, including two state parks, wilderness areas and nature reserves. Lower Nazareth Township itself is home to five parks with activities such as hiking and fishing and multiple sports fields.
