Gull’s Cove II, the luxury condominium building rising in the Liberty Harbor North neighborhood of Downtown Jersey City, has surpassed $60 million in pre-construction sales, with more than 75% of the building’s 107 units under contract.
With construction of the new nine-story building nearing completion, initial occupancy is scheduled for this fall.
Gull’s Cove II follows the successful sell-out of the residential property’s first phase of 322 condominiums. The two phases are connected by a ground-level row of public retail and private amenities.
“In a City still dominated by rental product, Gull’s Cove has consistently appealed to those residents from both sides of the river looking to purchase a new-construction, luxury condominium in an amenity-rich building,” said Art Johnson, Vice President of Liberty Harbor North LLC, Gull’s Cove’s developer. “The success of the first phase, the fact that we can start moving buyers in this fall, and a dearth of new-construction, for-sale product in Downtown Jersey City have all helped drive sales velocity at Gull’s Cove II.”
The building’s location within Downtown Jersey City’s Liberty Harbor North neighborhood has also contributed to its success. Just steps away is the Marin Boulevard Light Rail stop, while NY Waterway ferry service at neighboring Liberty Harbor/ Marin Boulevard and the Grove Street PATH station are just a few blocks away. Residents also appreciate being able to walk to an abundance of restaurants, nightlife, arts, parks and culture that have flourished in the area.
Gull’s Cove II has also received a vote of confidence from the private lending community. Construction of the building kicked off following $68.5 million of financing from Procida Funding and Advisors LLC of Englewood Cliffs, which has been involved in over $2 billion in project funding in New Jersey and beyond.
Designed by Marchetto Higgins Stieve Architects, Gull’s Cove II features 15 distinct floor plans ranging from studios to three-bedroom layouts – including a limited selection of unique duplex and triplex units. Remaining homes are priced from $489,000 to $1,925,000.
All residences are well-appointed with elegant finishes, upscale appliances and contemporary design details. Ornate touches such as 5” engineered hardwood floors will provide each residence a touch of understated luxury, while top-of-the-line appliances such as Bosch dishwashers and Bosch washer/dryers will augment the home’s day-to-day functionality. Gourmet kitchens will include Eggersman cabinetry, quartz countertops and backsplash, Kohler fixtures, a Bosch French door refrigerator and a Bosch gas oven with five-burner stovetop.
Enhancing residents’ experience is a full suite of social amenities. These include a 24-hour Concierge, Fitness Studio equipped with Peloton bikes and a dedicated Yoga studio, a Club Room boasting two full sized mini bowling lanes, shuffle board and screening area; a sophisticated Resident’s Lounge furnished with deep velvet tufted sofas and club chairs ideal for socializing; and a children’s playroom equipped with modern toys and classic books.
