By Max Gillespie — Work is finishing up on AVIVA, a pair of 12-story rental buildings at 189 Phillip Street in Jersey City, New Jersey. Designed by GRT Architects in collaboration with Ismael Leyva Architects and developed by Alpine Residential, the development yields 500 rental units. The project also includes approximately 4,000 square feet of ground-floor retail, a landscaped water garden accessible to residents and the public, a rooftop pool and lounge, and a parking garage with electric vehicle charging stations. AVIVA sits at the eastern edge of Liberty State Park, adjacent to the Liberty Science Center and within the emerging SciTech Scity district.
The twin structures are connected by a one-story lobby base that incorporates the retail component. Floor-to-ceiling windows are oriented to capture views of the Manhattan skyline, New York Harbor, the Statue of Liberty, and Liberty State Park. Select residences include private balconies or terraces. Interior finishes include plank flooring, quartz countertops, soft-close cabinetry, stainless-steel appliances, and in-unit washers and dryers.
